Job Description
Job Overview The Maintenance Director is responsible for overseeing all maintenance operations of the assisted living facility and ensuring the safety, functionality, and appearance of the building and grounds. This position requires general knowledge of plumbing, HVAC, electrical systems, and other building maintenance functions commonly found in an assisted living environment. The Maintenance Director must be available for emergency on-call situations as needed. Duties and ResponsibilitiesFacility Maintenance Perform routine maintenance and repairs throughout the facility. Maintain the building, resident units, common areas, and grounds in a safe, clean, and attractive condition. Ensure all facility equipment and systems are operating properly and efficiently. Conduct preventative maintenance inspections and address issues proactively. Prepare resident units for occupancy, including painting, repairs, and general upkeep. Building Systems Demonstrate working knowledge of: Plumbing systems HVAC systems Electrical systems Fire alarm and life safety systems General building maintenance and repairs Troubleshoot maintenance issues and determine appropriate corrective actions. Identify when specialized repairs require outside vendors or contractors. Vendor and Contractor Management Coordinate and supervise all work performed by vendors and contractors. Ensure repairs and projects are completed properly, safely, and in a timely manner. Safety and Emergency Response Participate in and assist with facility emergency preparedness and evacuation procedures. Report hazardous conditions, safety concerns, and malfunctioning equipment to Administration immediately. Maintain compliance with applicable state, local, and life safety regulations. Serve as the on-call maintenance contact for facility emergencies, including evenings, weekends, and holidays as needed. Administrative Responsibilities Maintain maintenance logs, records, and required documentation. Attend scheduled staff meetings and training sessions. Requirements Proven maintenance experience, preferably in assisted living, healthcare, senior living, or commercial facilities. General knowledge of plumbing, HVAC, electrical, mechanical, and building maintenance systems. Ability to diagnose and repair a wide variety of maintenance issues. Skilled in the use of hand and power tools. Ability to take apart equipment and replace defective parts. Flexible schedule and ability to respond to emergency on-call situations. High school diploma or GED required. Technical school certification, trade certification, or related degree preferred. Valid driver's license preferred. Must successfully pass Florida Background Screening requirements.
