Job Description

Position Summary As the Maintenance Supervisor, you are the backbone of our property's physical health and visual appeal. You will be responsible for diagnosing, repairing, and maintaining all aspects of the resort, including infrastructure, grounds, facility structures, utilities (water/sewer/electric), and amenities. This is a working supervisor role—you will be actively working in the field while managing vendor relationships, safety compliance, and preventative maintenance schedules.
Key Responsibilities Resort Infrastructure & Utilities:
Oversee and maintain property utility systems, including RV full-hookup pedestals, electrical lines, water distribution, and septic/sewer connections. Comfortably troubleshoot basic plumbing and electrical issues.
Grounds & Curb Appeal:
Maintain the stunning lakeside grounds, including standard landscaping oversight, tree trimming, debris removal, road upkeep, and shoreline care (piers, launch areas, and swimming beach).
Facilities Maintenance:
Perform carpentry, painting, and general repairs on park-owned structures, offices, bathhouses, laundromats, and recreational amenities.
Preventative Maintenance:
Establish and execute a proactive preventative maintenance schedule for all resort equipment, vehicles (golf carts, tractors, mowers), and buildings to minimize emergency repairs.
Vendor & Supply Management:
Source, vet, and oversee third-party contractors for specialized projects (e.g., major paving, electrical overhauls, or large-scale tree removal). Manage the maintenance budget, inventory, and tool supplies.
Guest & Resident Relations:
Respond to resident and guest maintenance requests (work orders) promptly, professionally, and with a friendly customer-service attitude.
Safety & Compliance:
Ensure full compliance with OSHA, local building codes, and environmental regulations. Maintain a safe working environment and handle emergency situations or weather-related prep calmly and effectively.
Qualifications & Skills Experience:
3+ years of hands-on maintenance experience, preferably in an RV park, manufactured housing community, apartment complex, or campground environment.
Technical Knowledge:
Strong working knowledge of general plumbing, electrical systems, carpentry, painting, and small engine/equipment repair. Experience with sub-metered utilities or RV pedestal repair is a major plus.
Leadership Capability:
Ability to self-manage, prioritize a heavy workload, organize work orders, and direct vendors or junior staff efficiently.
Physical Requirements:
Must be able to lift up to 50 lbs, work outdoors in various Florida weather conditions (heat, humidity, rain), and stand, bend, or climb for extended periods.
Communication:
Excellent interpersonal skills with the ability to communicate professionally with the property management team, long-term residents, and vacationing guests.
Requirements:
Valid driver's license and a clean driving record are required. Must be willing to participate in an on-call rotation for after-hours property emergencies.
