Job Description
Summary The Maintenance Director oversees all building and grounds maintenance to ensure a safe, well-functioning, and visually appealing environment. This role manages maintenance operations for interior and exterior areas, including mechanical systems, equipment, and facility infrastructure. The Maintenance Director also provides leadership, training, and oversight to maintenance staff, ensuring high-quality service and timely response to maintenance needs. Key Responsibilities Oversee maintenance and repair of electrical, plumbing, HVAC, refrigeration, structural components, grounds, and parking areas. Respond promptly to maintenance requests from residents, staff, and leadership. Manage apartment or unit turnovers, repairs, and routine upkeep. Implement ongoing preventive maintenance and energy efficiency programs. Maintain accurate equipment records, manuals, warranties, and service logs. Ensure all maintenance tools, supplies, and materials are adequately stocked. Safety & Compliance Support emergency preparedness, including equipment checks, drills, and safety protocols. Maintain clean, hazard-free work areas and demonstrate proper handling of chemicals and equipment. Follow infection control standards and ensure proper storage and use of cleaning materials. Ensure required safety documentation (e.g., SDS forms) is updated and accessible. Monitor contractor work for quality and contract compliance. Leadership & Communication Train, guide, and support maintenance team members to ensure consistent performance. Facilitate communication through meetings, logbooks, and other tools. Collaborate with leadership teams and assist during emergencies or special situations. Participate in scheduled meetings and support cross-departmental needs. General Maintenance Support Clean fixtures, replace bulbs, and perform light housekeeping or equipment operation as needed. Assist with furniture movement, deep cleaning, and general facility upkeep. Provide support for assigned projects, committees, and community events. Qualifications High school diploma or equivalent; advanced training or degree preferred. 3-5 years of experience in maintenance or related trades (carpentry, plumbing, electrical, HVAC). Mechanical aptitude and knowledge of appropriate tools and cleaning materials. Ability to lift at least 40 lbs and safely operate equipment. Strong interpersonal, communication, and organizational skills. Ability to work flexible hours and interact professionally with residents, staff, and vendors. Must meet health, background check, and drug screening requirements. Proficient in basic written communication and email etiquette.
