Job Description

Maintenance Supervisor Serene at Woodlake Apartments - Athens, GA Burlington Capital Properties is accepting applications for an upcoming Maintenance Supervisor opening at Serene at Woodlake. The ideal candidate will have previous apartment maintenance experience and the ability to lead a maintenance team while ensuring the property is well-maintained and provides a quality living experience for residents. The Maintenance Supervisor will lead and perform maintenance and repair work, oversee daily maintenance operations, assist with budgeting and expense control, and provide excellent customer service to residents. The successful candidate will have strong technical skills, leadership abilities, and a commitment to maintaining a safe, attractive, and well-functioning community. Schedule Full-Time | Monday-Friday, 8:30 AM-5:30 PM, with weekend on-call responsibilities for emergency maintenance calls.
The successful candidate will:
Lead, supervise, and perform maintenance and repair work as directed by property management. Supervise and perform apartment maintenance, including painting, carpet cleaning, appliance repair, and other general repairs. Troubleshoot, perform, and/or assist with maintenance and repairs related to HVAC, plumbing, electrical, carpentry, roofing, and swimming pool systems. Coordinate and prioritize maintenance work to ensure timely completion of service requests and property needs. Assist with the training, development, and supervision of maintenance team members. Maintain accurate records and documentation related to maintenance activities, inspections, and repairs. Assist with controlling maintenance expenses and operating within budgeted guidelines. Provide excellent customer service and maintain positive relationships with residents, employees, vendors, and the general public. Participate in resident promotions, events, and/or functions as required by the Property Manager. Follow all company, property, safety, and liability guidelines. Respond to emergency maintenance needs during assigned on-call periods, including weekends and other times as required. Assist with other duties as requested by management.
Knowledge, Skills, Abilities:
Strong working knowledge of apartment and property maintenance needs, including HVAC, electrical, plumbing, carpentry, and related systems. Strong leadership, organizational, and problem-solving skills. Ability to follow directives and work with minimal supervision. Ability to communicate effectively, both verbally and in writing. Ability to interact positively and professionally with residents, employees, vendors, and the general public. Ability to work independently while also leading and supporting a maintenance team. Ability to participate in an on-call rotation and respond to emergency maintenance situations as required.
Required Education, Certification, and Experience:
Previous experience as an apartment maintenance technician is required. Previous experience supervising or leading a maintenance team or equivalent experience is preferred. EPA certification required. CPO (Certified Pool Operator) certification required. Valid driver's license, reliable transportation, and good driving record required.
