Qualifications:
Minimum of 3-5 years of multi-family maintenance experience is required
HVAC/EPA
certifications Type I and 11 or Universal for refrigerant recycling is required. CPO certification is preferred Elevated level of proficiency in arithmetic, written, and verbal communications skills Basic financial acumen and ability to read a budget Strong leadership skills and ability to juggle multi-task environment while supporting a team Subject matter experts in heating and air-conditioning, plumbing, electrical, appliance repair, roofing repairs, and other general maintenance skills Knowledge of Federal, State and Local Fair Housing laws, OSHA and EPA regulations and company safety policies Must possess and maintain a valid driver's license. Team members may be required to use their personal vehicle for business-related purposes, including obtaining parts, supplies, equipment, or responding to operational needs when a company vehicle or golf cart is unavailable. Mileage reimbursement will be provided in accordance with company policy.
Duties & Responsibilities:
Build and/or maintain a preventative maintenance program that minimizes emergency repairs and service repairs Recruit, hire, and train maintenance team members Assist in creating community budget to forecast and maintain operational standards. Monitor ongoing maintenance expenses according to budget Ensure maintenance supplies and materials are stocked and select/order appropriate materials as needed Complete all service requests within 24 hours, unless the request requires extraordinary parts or labor Read/listen and respond to resident requests and/or concerns in a calm, supportive, and timely manner Perform on-call emergency service requests when scheduled. When on call, emergency after-hours calls will require an immediate response and arrival at the property no more than an hour after the call is received. Radco Residential emphasizes a team approach and fully expects every team member to perform any reasonable task or request that is consistent with fulfilling company objectives May be required to transport appliances, equipment, supplies, tools, and maintenance materials throughout the community and to other designated locations as needed.
Physical Requirements:
Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling, and handling of materials. Considerable time is spent using hands to handle, operate, activate, inspect, place, detect control or feel objects, tools, or controls May be required to work atop buildings or on roofs, as needed Must be able to carry, move, transport, position, install, remove, or continuously lift weight up to 75 lbs Worker must be able to ascend/descend ladders. Worker must be able to meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs. Total weight consideration includes employee weight, weight of clothing and PPE, weight of tools and supplies carried, and the weight of tools and supplies stored on the ladder
