Job Description
Overview We are seeking a dynamic and highly skilled Maintenance Supervisor/Director to lead and oversee all aspects of facilities maintenance and mechanical systems within our organization. This role is vital in ensuring the continuous operation, safety, and efficiency of our senior care facility by managing maintenance teams, implementing repair procedures, and maintaining compliance with safety regulations. The ideal candidate will possess strong leadership abilities, extensive technical knowledge in mechanical and electrical systems, and a proactive approach to facility management. Responsibilities Lead and manage facilities maintenance teams, providing clear direction, supervision, and support to ensure high performance and safety standards. Develop, implement, and oversee maintenance repair procedures for mechanical, electrical, plumbing, HVAC (Heating, Ventilation, and Air Conditioning), and high/low voltage systems. Schedule and coordinate routine inspections, preventive maintenance activities, and emergency repairs using Computerized Maintenance Management Systems (CMMS). Troubleshoot engineering issues by interpreting schematics, wiring diagrams, and technical manuals; utilize tools such as ohmmeters for electrical troubleshooting. Ensure compliance with OSHA (Occupational Safety and Health Administration) regulations and safety protocols across all maintenance activities. Manage facilities maintenance budgets, procure parts and supplies efficiently while maintaining optimal inventory levels. Oversee the installation, repair, and upgrade of mechanical systems including HVAC units, electrical systems (high voltage/low voltage), plumbing systems, and other critical infrastructure components. Conduct regular safety audits; train team members on proper maintenance repair procedures; promote a culture of safety awareness throughout the organization. Collaborate with engineering teams on projects involving system upgrades or new installations; manage project timelines to ensure timely completion. Maintain detailed records of maintenance activities, inspections, repairs, and compliance documentation for audit purposes. Qualifications Proven experience in managing facilities maintenance teams with demonstrated leadership capabilities in a supervisory or director role. Strong mechanical knowledge with expertise in HVAC system repair, electrical systems (including high voltage), plumbing maintenance, and industrial mechanical systems repair. Proficiency in using technical manuals, Ohmmeters, and other troubleshooting tools; familiarity with engineering troubleshooting techniques. Extensive knowledge of OSHA safety regulations; experience implementing safety protocols within industrial or large-scale facilities. Skilled in project management with the ability to plan, execute, and oversee multiple projects simultaneously while adhering to deadlines. Experience working with CMMS software for scheduling work orders and tracking maintenance activities. Excellent communication skills and capable of training team members effectively and documenting procedures clearly. Familiarity with Microsoft Office applications for reporting and documentation purposes. Knowledge of managing facilities maintenance management systems; experience overseeing HVAC system repair as well as plumbing system maintenance.
