QUALIFICATIONS
: Minimum of high school diploma plus one year of technical school or trade apprenticeship beyond high school and 7 years of verifiable experience in maintenance with at least one year in construction. Must have a valid driver's license and a clean driving record. Knowledge of Microsoft office and basic computer skills required. General knowledge in carpentry, appliance installation and repair, auto and small engine maintenance, plumbing, electrical, HVAC systems as well as swimming pool maintenance and repair, and operation and maintenance of lawn equipment.
GENERAL DESCRIPTION
The manager is responsible for the repair, maintenance, and service records of all buildings, grounds, and equipment. Manager will consult with the Program Directors about major repairs, general conditions of buildings and grounds to determine necessary supplies and/or equipment needed. They will establish schedules for necessary inspections. Manager is responsible and will oversee all service contracts and major repairs/special projects.
SERVICE RESPONSIBILITIES
1. Surveys all building to determine needed maintenance and repairs annually and provides a list of needs. 2. Obtains bids and/or negotiates for maintenance services as may be required. 3. Makes regular inspections and documents findings of all electrical, plumbing, heating, air conditioning, fire alarm and sprinkler systems. 4. Assist with emergency preparedness drills. 5. Winterizes the swimming pool, all agency buildings and vehicles and provides documentation of services. 6. Maintains adequate and approved storage of chemicals, tools, equipment, and supplies. 7. Supervises all aspects of lawn and grounds care including seeding, mowing, weeding, trimming, general clean-up, etc. 8. Supervises ice and/or snow removal and other in climate damage from storms. 9. Maintains the grounds, walks, parking areas, paved areas, and play areas. 10. Supervises and/or arranges for the installation of new equipment, appliances, and appliance or automotive parts. 11. Provides in-service training for driving vans, filling out maintenance request forms, etc. 12. Maintains an inventory of tools, parts, materials, supplies, and equipment in the Maintenance Department. 13. Maintain fleet records that include all vehicle information, maintenance and repair. 14. Maintains appropriate records. 15. Makes reports as may be required. 16. Develops and maintains ongoing plans for general maintenance, emergency preparedness, and agency security. 17. Submits purchase order requests for maintenance supplies and/or equipment. 18. Maintains service manuals for equipment and vehicles; and the available schematics and drawing of buildings (including the electrical, HVAC, plumbing and mechanical systems) including history of PM's and CM. 19. Make a bi-weekly drive thru of campus after dark to ensure that lighting is working properly and maintain a log of dates completed. 20. Assure agency safety by maintaining agency keys and locks. 21. Be available when work teams are on campus. 22. Performs other duties as assigned.

Annual Medications and Side Effects training 20. Admin staff members should have 16 hours of training per year.
ORGANIZATIONAL RESPONSIBILITIES
1. Attends staff meetings and workshops that enhance the capabilities of the position. 2. Works cooperatively with all staff and administrators in seeing that the needs of the agency are met and maintained. 3. Represents Vashti in a professional manner at all times.
