Job Description
Summary:
Responsible for planning, supervising and coordinating all work involved in the maintenance and repair of the community association's facilities, pools, equipment and vehicles.
Essential Duties and Responsibilities :
Oversees facility maintenance, janitorial, Party Attendants and Pool Operator Reviewing and prioritizing Work Order submittals and forwarding to appropriate Maintenance staff for handling Submitting recommendations for contract projects which are beyond the Maintenance Department's capabilities, preparing bid specifications, and soliciting bids for review Developing and implementing preventative maintenance programs for the association's facilities, equipment and vehicles Ensuring that records are maintained regarding purchases of equipment, supplies, material, and repair services for the association's facilities, equipment and vehicles Working with MTA's Design Specialist in the planning and design of any required renovation or new facility; overseeing the construction of any renovation and/or new facility Continuing to seek, evaluate and implement new methods which would improve the productivity and efficiency in the maintenance and repair of the community association's facilities, equipment and vehicles Overseeing preparation of the Maintenance Department's annual budget Developing and maintaining current Standard Operating Procedures (SOP) for each function within the Maintenance Department Ensuring job descriptions and operational procedures and policies are communicated to Maintenance Department personnel Working closely with the MTA General Manager in developing training programs for new hires and dealing with potential disciplinary problems Ensures MTA policies and procedures are adhered to Conducting and/or supervising the annual performance evaluations of Maintenance Department personnel and making recommendations when appropriate for merit-based increases Evaluating and selecting seminars/workshops/training to which staff can attend to further develop their skills Continuously developing personal skill through visitations to agencies with similar maintenance responsibilities Continuously seeking, evaluating and implementing new methods which would improve the Maintenance Manager's efficiency and productivity Monitors the Utility Persons and facility maintenance staff's workmanship on various projects Ensures that facility maintenance employees adhere to high levels of safety and health standards Conducts inspections of the facilities and then prioritizes, assigns, and schedules projects Responds to emergency calls regarding facilities, pools and/or equipment failures, including after-hours alarm calls Assists in monitoring the construction on or renovation of facilities Ensures tools and equipment are properly maintained Maintains accurate records of inventory and consumption rates for all materials and supplies used for facility maintenance operations Stores flammable and/or caustic materials in accordance with OSHA and building code requirements Performs all other duties as assigned by the
General Manager Skills/Knowledge:
Must have the ability to plan, assign, supervise, coordinate and review the work of assigned personnel Inspect work and detect flaw in workmanship and materials; plan, layout and prepare estimate of costs and requisitions for materials, tools, and equipment needed for repair and maintenance work Keep records and prepare reports Give and follow oral instructions
Education/Experience:
High school diploma required At least four (4) years of supervisory experience in building maintenance and care and related activities, including responsibility for overseeing maintenance and repair of facilities Familiarity with or knowledge of access to information regarding the principles and practices of the tools, equipment, materials and work practices of general building and mechanical trades; applicable building codes and ordinances, including electrical and plumbing codes; occupational hazards and safety principles and practices pertinent to the trades; and the operation of building and grounds maintenance equipment and tools Trade school and/or electrical experience preferred but not required Must have computer, typing, telephone and communication skills
Certificates and Licenses:
Must possess a valid driver's license Must successfully complete M100 exam within first year of employment Pool Operator certification required

Must be well versed in the English language Must be personable, patient, tolerant, tactful, assertive, self-motivated, articulate, and possess good writing skills
Mental Demands:
Must be able to deal with difficult people and situations, communicate effectively, and handle different types of situations tactfully and with professional demure
Physical Demands:
Must be able to supervise a staff, maintain uniformity and consistency in the application of personnel policies Must possess positive member relations skills, be energetic and innovative, and be able to work long hours without tiring. Must be mobile to move from site to site as needed Must be able to carry equipment and supplies up to one hundred (100) lbs.
Working Conditions:
Required workweek hours are 8:00 a.m. - 4:30 p.m., Monday - Friday. The work environment will include an office with computer, printer, telephone, desk, office furniture, resource books, staff personnel, and office supplies. Work environment may change, as essential job functions require frequent movement from site to site as needed.
