Job Description

Maintenance managers ensure that the hospital facility remains safe, clean and structurally sound. Must be knowledgeable in aspects of carpentry, cooling and heating and know how to do electrical work. They also are in charge of scheduling vendor appointments and pursue potential new equipment or supplies for the building. Essential Functions Receives and completes assigned work order for maintenance needs throughout KHC facilities. Completes assigned preventative maintenance to facility equipment and systems. Must be able to diagnose and evaluate malfunctions of equipment. Assists in the maintenance and repair of boilers, HVAC equipment, pumps, motors, test equipment, electronic and computer controls, etc. Assist in ensuring all hospital equipment and systems are functioning in a safe and efficient manner. Provides input and/or assistance when systems equipment is inefficient or is not safe. Assists in the use and repair of chemical feed equipment and becomes familiar with chemical mixing and usage. Completes assigned duties in a safe and efficient manner. Does not take risks with safety, follows safety protocols including the use of personal protective equipment (PPE). Utilizes facility vehicles to run work errands within the city limits and occasionally outside city limits. Assists with the removal of snow and ice during the winter months. This may include utilizing company vehicles and equipment when plowing parking lots, spreading salt/sand on walks and lots, scooping snow from doorways and walkways. Assist with the upkeep of the facilities exterior and grounds. Includes watering plants, trimming greenery, mowing grass, and utilizing chemicals to maintain lawns. Assists in major construction projects. This may include genera carpentry skills in remodeling projects (walls, drywall, taping/painting, hanging doors, moving furniture and equipment, etc.) and or/providing support for larger projects. Assists in general electrical work. This may include running electrical wire throughout the building, use of hard and soft conduit for wiring and wiring hookups to main power. Job Requirements High School graduate or equivalent. Tradesman certification or post-secondary training is required Minimum of 3 years' experience in building trades. Training or equivalent experience in building trades, including carpentry skills, electrical and or plumbing skills, reading blueprints, boiler operation and mechanics. May have all or a combination of the above. Must have valid Iowa driver's license and proof of insurance. Must possess knowledge of tools, test equipment, and general maintenance responsibilities. Must have strong verbal and written communication skills and capable of following both verbal and written instructions. Required to complete all annual competency training and maintain license and/or certification.
