Full Job Description Job Title:
Lead Maintenance Technician The Lead Maintenance technician leads maintenance teams responsible for repair and upkeep of grounds and buildings.
Essential Duties and Responsibilities:
Supervisory Responsibilities:
Assists with Assigning and overseeing the work of maintenance team. Assists with the planning and preparation of training and orientation for new maintenance team members. Ensures proper chemical balance in pools and assists in logging daily state required testing maintaining proper documentation. Assists with maintaining inventory of the maintenance shop. Collaborates with Property Manager to schedule vendors.
Duties/Responsibilities:
Performs general plumbing, electrical, and heating, ventilation, and air conditioning (HVAC) repairs to the facility's equipment and structures. Works with Property Manager to plan work priorities, obtain necessary supplies, and assess skills needed to complete tasks. Assesses work orders and turns to plan work assignments. Collaborates with team members to discuss upcoming work assignments; delegates assignments based on team members' skills and experience. Ensures maintenance and repair work is completed safely, effectively, and in a timely manner. Assists team members with advanced problems with given assignments. Inspects work performed by team members. Tracks and logs materials, and other resources used for inventory purposes. Performs snow removal including outside of regular business hours as needed. Works with Property Manager to coordinate safety meetings. Maintain a professional and courteous attitude by providing exceptional customer service. Shares availability for emergency on-call. Performs snow removal including outside of regular business hours as needed. Performs other related duties as assigned. Education and/or
Experience:
High school diploma or equivalent required. At least five years of maintenance experience required.
CPO Certified Qualifications:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Knowledge of the proper use of tools and equipment used in facilities, equipment and grounds maintenance. Knowledge of and ability to operate hand and power tools. Knowledge of building systems such as plumbing, electrical, and HVAC. Excellent analytical and problem-solving skills. Ability to prioritize tasks and to delegate them when appropriate. Ability to identify issues and to determine repairs that are needed. Strong leadership skills. Proficient with Microsoft Office Suite or related software as needed to complete reports, logs, and inventory.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Work Environment:
Work is mainly performed in a normal office environment and occasionally completed outside in all weather conditions and on uneven terrain or in garage structures that are often cooler or hotter than normal offices. Noise levels are usually moderate (normal office) and occasionally high due to the use of equipment and the running of vehicle engines.
