Full Job Description Principal Objective of Position:
The Lead Maintenance and Facilities Technician is responsible for performing advanced facility maintenance activities while serving as the primary technical resource for assigned medical office buildings. This position ensures the safe, reliable, and efficient operation of building systems by executing preventive maintenance, troubleshooting complex facility issues, coordinating maintenance activities, and supporting regulatory compliance requirements. The Lead Maintenance and Facilities Technician provides day-to-day operational leadership and technical guidance to maintenance personnel and serves as a liaison between facility operations, vendors, tenants, and management. This role remains a hands-on maintenance position and is expected to perform the full range of maintenance duties while assisting with work coordination, training, and operational oversight.
Essential Functions:

Maintenance & Operations Perform preventive and corrective maintenance on facility systems, including mechanical, electrical, plumbing (MEP), HVAC, fire/life safety, and related building equipment. Diagnose and troubleshoot complex building system malfunctions and implement corrective actions to minimize operational disruptions. Inspect, maintain, repair, and monitor building systems and equipment to ensure safe and efficient operation. Perform maintenance and repair activities involving doors, windows, flooring, ceilings, walls, office spaces, restrooms, and other facility components. Service and maintain auxiliary systems, including water heaters, ventilation systems, building controls, and related equipment. Operate and troubleshoot Building Management Systems (BMS), including schedules, alarms, setpoints, and trending functions. Respond to tenant service requests and occupant comfort concerns, adjusting building systems as necessary to maintain appropriate operating conditions. Coordinate and prioritize maintenance activities to ensure timely completion of work orders and preventive maintenance tasks. Maintain CMMS and other company software systems by documenting work activities, updating work orders, and recording maintenance history. Assist with facility transitions, equipment replacements, operational startups, and special projects. Testing, Safety & Compliance Conduct and document required inspections, preventive maintenance activities, and compliance-related testing. Perform generator testing, fire/life safety inspections, and other required operational testing in accordance with company standards and regulatory requirements. Coordinate fire system impairments and testing activities to support construction projects and compliance obligations. Maintain accreditation binders, inspection records, maintenance documentation, and compliance files to support audit readiness. Participate in facility audits, inspections, and condition assessments. Identify safety concerns and ensure corrective actions are implemented in a timely manner. Complete required safety, compliance, and organizational training. Ensure compliance with company policies, safety procedures, and applicable federal, state, and local regulations. Technical Leadership & Operational Support Serve as the primary technical resource for assigned facilities and maintenance personnel. Provide guidance, training, mentoring, and technical support to maintenance technicians and roaming maintenance technicians. Assist with coordinating daily maintenance activities, work assignments, and operational priorities as directed by facility leadership. Support onboarding and training new maintenance personnel. Assist management in identifying maintenance priorities, equipment concerns, and operational improvement opportunities. Communicate facility issues, maintenance needs, and operational concerns to supervisors and management. Promote safe work practices, quality workmanship, and adherence to department standards. Coordinate site visits, contractor activities, and maintenance support efforts as requested. Act as backup for Maintenance Supervisor/Senior Maintenance Supervisor for daily building needs when required. Vendor & Contractor Coordination Coordinate and oversee contractors and service providers performing maintenance, inspections, repairs, or facility improvement work. Facilitate contractor access while ensuring compliance with security, safety, and operational requirements. Review completed contractor work and report deficiencies or concerns to management. Assist with obtaining proposals, coordinating service schedules, and supporting vendor performance monitoring. Inventory & Materials Management Procure maintenance materials, tools, and equipment necessary to support facility operations. Monitor inventory levels and maintain adequate supplies to support preventive and corrective maintenance activities. Maintain accountability for company tools, equipment, and maintenance assets. Facility Appearance & Organization Maintain cleanliness, organization, and safety of maintenance shops, storage areas, mechanical rooms, vacant suites, grounds, and other facility spaces. Ensure maintenance areas and building support spaces remain compliant with organizational and regulatory standards. Operational Support Support facility renovations, furniture relocations, equipment moves, and asset transfers. Assist with capital improvement, tenant improvement, and building improvement projects by providing operational input and maintenance support. Provide after-hours, emergency, and on-call maintenance support as required. Maintain integrity and proper operation of company-issued devices and equipment.
Other Responsibilities:
Maintain positive working relationships with tenants, vendors, contractors, property management, and internal departments. Support organizational initiatives and department objectives. Perform other duties as assigned.
Education and Experience Required:
High school diploma or GED or equivalent combination of experience and education. Minimum of 5 years of progressively responsible facilities maintenance experience. Demonstrated experience troubleshooting and maintaining HVAC, electrical, plumbing, and building systems. Experience working in commercial office, healthcare, medical office or similar facilities environments.
Knowledge, Skills, and Abilities Required:
Advanced knowledge of HVAC, plumbing, electrical, building automation, and general maintenance systems. Strong troubleshooting and diagnostic skills related to facility infrastructure and building equipment. Working knowledge of healthcare facility requirements, accreditation standards, and life safety systems. Knowledge of Occupational Safety and Health regulations and safe work practices. Strong communication, customer service, and interpersonal skills. Ability to prioritize multiple responsibilities and respond effectively to changing operational needs. Ability to work independently while providing technical leadership to others. Ability to read and interpret blueprints, technical manuals, and maintenance documentation. Proficiency with CMMS systems, mobile work order platforms, and standard business software. Ability to safely operate hand tools, power tools, testing equipment, and maintenance machinery. Ability to perform physical tasks including lifting to 50 pounds, climbing ladders, walking, bending, and prolonged standing. Must possess reliable transportation to travel between assigned facilities as required.
Preferred Qualifications:
Technical certification or formal training in HVAC, electrical, plumbing, building automation, or facility maintenance. Healthcare or medical office building maintenance experience. Additional trade certifications or specialized maintenance credentials. Experience serving as a lead technician or technical mentor. Familiarity with building automation systems and energy management programs.
Work Environment:
This position is performed primarily indoors in medical office buildings. Occasional outdoor work may be required for landscaping or external building maintenance. This position will be exposed to mechanical and electrical hazards during repairs and maintenance tasks. There is occasional exposure to cleaning chemicals, solvents, and noise levels from maintenance equipment. The position requires working in varying temperature conditions, especially when working with HVAC or outdoor systems. Proper personal protective equipment (PPE), such as gloves, goggles, and safety footwear, must be worn to ensure safety. Adherence to all safety protocols and regulations is mandatory.
