POSITION SUMMARY
As a Maintenance Supervisor, you are responsible for leading the maintenance operations across assigned properties, ensuring high-quality repairs, preventative maintenance, compliance with regulatory standards, and exceptional resident satisfaction. You provide advanced technical skills in HVAC, electrical, plumbing, and general maintenance while supervising, coaching, and developing a team of technicians. Your leadership ensures work is performed efficiently, safely, and in alignment with VPG Management's standards, budgets, and operational goals.
SUPERVISORY RESPONSIBILITIES
  • Directly supervise maintenance technicians, including assigning work orders, monitoring performance, and ensuring timely completion.
  • Provide coaching, mentorship, and technical guidance to develop technicians' skills.
  • Work with Property Managers to conduct performance check-ins, support corrective action when required, and uphold company policies.
  • Oversee vendor work when third-party contractors are used, ensuring quality and cost-effectiveness.
DUTIES/RESPONSIBILITIES
  • Manage and prioritize work orders using Upkeep, ensuring accurate documentation and timely completion.
  • Apply advanced diagnostic and repair skills to resolve complex maintenance issues.
  • Assist technicians with escalated work orders and ensure work is completed to quality standards.
  • Ensure all units and common areas are maintained in safe, operable condition.
  • Monitor and manage maintenance budgets, approving purchases and ensuring cost-effective decisions.
  • Minimize unnecessary expenses through strategic purchasing and efficient resource use.
  • Review recurring cost drivers and identify opportunities for long-term savings.
  • Partner with Property Managers to align budget planning with property needs.
  • Conduct final inspections before work orders are closed to ensure quality and compliance.
  • Implement preventative maintenance schedules for building systems and equipment.
  • Reduce callbacks by enforcing standards for repair quality and technician performance.
  • Track trends in repair issues and adjust preventative routines accordingly.
  • Oversee ordering, tracking, and usage of maintenance inventory and supplies.
  • Conduct accurate monthly inventory counts and maintain proper documentation.
  • Ensure inventory spaces are clean, organized, and compliant with safety regulations.
  • Avoid stockouts and over-ordering through proactive forecasting.
  • Ensure all units meet housing authority and regulatory standards ahead of scheduled inspections.
  • Coordinate pre-inspection walkthroughs and correct deficiencies quickly.
  • Collaborate with Property Managers on inspection results and follow-up requirements.
  • Implement corrective action measures to prevent recurring inspection failures.
  • Communicate maintenance schedules, priorities, and expectations clearly across teams.
  • Coach technicians on advanced troubleshooting, best practices, and safety protocols.
  • Foster a collaborative, learning-focused team culture.
  • Partner with Property Managers, leasing teams, and vendors to ensure smooth property operations.
REQUIRED SKILLS/ABILTIES
  • Advanced technical knowledge of HVAC, electrical, plumbing, appliances, and general building systems.
  • Strong leadership, team-building, and coaching skills.
  • Ability to diagnose complex maintenance issues and guide others in proper repair techniques.
  • Excellent organizational and time-management skills.
  • Strong communication skills, both written and verbal.
  • Proficiency in digital maintenance platforms (Upkeep or similar).
  • Ability to manage budgets and make strategic purchasing decisions.
  • Knowledge of housing authority standards and inspection protocols.
  • Strong commitment to safety and continuous quality improvement.
EDUCATION AND EXPERIENCE
  • High school diploma or equivalent required; technical school or trade certification preferred.
  • 5+ years of hands-on maintenance experience, including advanced troubleshooting.
  • 1-3 years of supervisory or lead-tech experience preferred.
  • Certifications in
HVAC, EPA
608, electrical, plumbing, or related trades are a plus.
PHYSICAL REQUIREMENTS
  • Ability to lift up to 50 lbs.
  • Ability to stand, walk, bend, kneel, climb ladders, and work in tight or elevated spaces.
  • Must be able to work indoors and outdoors in varying weather conditions.
  • Ability to use hand tools, power tools, and testing equipment safely.
  • Must be able to respond to emergency maintenance situations, including on-call rotations.
