Maintenance Superintendent Tecumseh Mill Apartments Fall River, MA Pay:
$30.00-$32.00 per hour
Job Type:
Full-time Tecumseh Mill Apartments is seeking a dependable, skilled, and motivated Maintenance Superintendent to oversee the day-to-day maintenance operations of our apartment community in Fall River, Massachusetts. This is an excellent opportunity for someone who enjoys solving problems, working with residents, and taking pride in maintaining a safe, clean, and attractive property. We are looking for a hands-on professional with experience in apartment maintenance who can work independently while providing exceptional customer service. Responsibilities
  • Respond promptly to resident maintenance requests and complete work orders in a timely manner.
  • Coordinate apartment turnovers to ensure vacant units are move-in ready quickly.
  • Perform basic plumbing and electrical repairs/replacements, carpentry, painting, drywall, masonry, and general building repairs.
  • Conduct preventive maintenance on building systems and equipment tracking and documenting each task.
  • Schedule and coordinate daily maintenance activities using the Yardi maintenance app.
  • Maintain maintenance supplies, equipment, and inventory.
  • Purchase materials and supplies as needed.
  • Prepare apartments for new residents playing close attention to details.
  • Participate in an emergency on-call rotation for evenings, weekends, and holidays.
  • Maintain organized maintenance shops and storage areas.
  • Complete maintenance records and work order documentation.
  • Assist with
HUD NSPIRE
inspection preparation and maintain inspection-ready conditions.
  • Perform snow removal and supervise third party seasonal property maintenance.
  • Provide courteous and professional service to residents while maintaining a positive attitude and working environment. Qualifications
  • Minimum of 3 years of apartment or building maintenance experience.
  • Experience with basic plumbing and electrical, carpentry, painting, drywall, and general HVAC repairs and troubleshooting.
  • Ability to diagnose and complete maintenance repairs independently.
  • Excellent organizational and communication skills.
  • Strong customer service skills especially as it pertains to working with the elderly.
  • Valid driver's license and own set of basic tools.
  • Ability to lift up to 75 pounds and work from ladders.
  • Ability to participate in an emergency on-call rotation. Preferred Qualifications
  • Experience working in HUD, affordable housing, or multifamily apartment communities.
  • Knowledge of
HUD NSPIRE
inspection standards and experience preparing properties for inspections. Compensation and benefits
  • Competitive pay: $30.00-$32.00 per hour
