Position Summary The Superintendent manages and allocates human and monetary resources to provide daily maintenance and makes necessary improvements by performing the following duties. Essential Duties & Responsibilities
  • Develops and implements construction projects, including creating specifications. Applies commercial, fire, and regulations knowledge and ensures compliance with all requirements.
  • Performs daily inspection of the property and annual inspection of all apartment units.
  • Maintains a high standard of building maintenance and cleanliness. Develops, revises, implements, and supervises maintenance and life safety programs and schedules.
  • Schedules all corrective and preventative maintenance and assists maintenance staff with work orders as needed.
  • Reviews and understands service contracts to ensure vendor compliance with appropriate insurance coverage levels and certificates as required by Boston Land.
  • Maintains communication with the site on a twenty-four-hour basis.
  • Schedules, plans, and supervises the refurbishing of apartments before new move-ins.
  • Oversees building maintenance programs to eliminate deferred and emergency maintenance.
  • Responds to all emergencies twenty-four hours a day.
  • Maintains responsibility for hiring, training, supervising, and evaluating all maintenance staff in conjunction with the Property Manager and provides leadership and encouragement for all assigned staff.
  • Responds to resident health emergencies with Management, if needed.
  • Assist Property Manager with creating budgets and reviewing budget status monthly.
  • Maintains compliance with all federal, state, and local laws and regulations, including sanitary codes, etc.
  • Submits required timely reports, including the Superintendent Monthly Report and the Preventative Maintenance Report.
  • Monitor and care for outdoor landscaping, i.e., water plants and pick up trash.
  • Assist with trash disposal and recycling disposal. Other Duties
  • Resolves resident, vendor and staff complaints as needed.
  • Attends and participates in industry-related training.
  • Complies with all company policies and procedures.
  • Performs other related duties as assigned.
Qualifications Education / Experience High school diploma or general education degree (GED); two to four years related experience and/or training; or equivalent combination of education and experience

$65,000.00 - $70,000.00 per year
