Your Opportunity:
Assistant Service Manager We are expanding and looking for a proactive, experienced Assistant Service Manager who will work closely with the Maintenance Supervisor to oversee daily maintenance operations, coordinate the maintenance staff, and ensure the smooth functioning of our apartment buildings. Your dedication and assistance will contribute to maintaining a high standard of service and resident satisfaction.
What You'll Be Doing:
Assist the Maintenance Supervisor in managing and coordinating the daily work schedule of the maintenance team. Supervise and provide guidance to maintenance technicians, ensuring their work meets quality standards. Conduct inspections of buildings, grounds, and equipment to identify maintenance needs and ensure compliance with safety regulations. Handle repairs and maintenance projects, including plumbing, electrical, HVAC, and structural issues, as directed by the Supervisor. Assist in coordinating with external contractors and vendors for specialized repairs and services. Help develop and implement a preventive maintenance program to ensure the longevity and efficiency of building systems. Monitor and manage maintenance budgets, including keeping track of expenses and reporting to the Supervisor. Maintain accurate records of maintenance activities, work orders, and completed tasks. Collaborate with the Maintenance Supervisor and property management team to report progress, discuss challenges, and suggest improvements. Provide training and mentorship to maintenance staff to enhance their technical skills and professional development. Ensure compliance with safety protocols and building codes in all maintenance activities
What You'll Bring:
Knowledge of maintenance procedures, tools, and equipment. Strong organizational and time management skills to effectively assist with scheduling and task prioritization. Good communication and interpersonal abilities to work collaboratively with the maintenance team and residents. Ability to take initiative and work independently under the guidance of the Maintenance Supervisor. Basic problem-solving skills and attention to detail. Familiarity with budgeting and cost estimation for maintenance activities is a plus. Knowledge of energy-efficient and sustainable maintenance practices preferred. Proficiency in maintenance management software for work order tracking and scheduling. Valid driver's license HVAC Certification Valid EPA/Universal certifications
