Job Description

WHAT WE ARE LOOKING FOR
We're seeking a Service Manager with a whatever-it-takes approach to join our team! In this full-time role, you'll be responsible for leading a team and ensuring the community remains in compliance with both internal company standards and applicable laws. As a Service Manager, you'll provide hands-on troubleshooting in areas such as HVAC, electrical, plumbing, carpentry, dry walling, exterior structure, tiling, masonry and appliances.
WHAT WE EXPECT FROM YOU
Hiring, train, coach, counsel, and manage a successful service team Encourage and build positive relationships with all team members, customers, and vendors Ensure all Southern Management policies, procedures, and internal quality control standards are upheld at all times Monitor daily activities of service team to ensure product and service quality Maintain accurate logs of, and schedules for, all maintenance work and materials Perform daily checks of overall community appearance Perform service technician responsibilities as necessary Schedule, conduct and document regular meetings with service team members Schedule and manage appropriate contracts Provide high levels of service to all customers and team members Aid in preparation of annual budget and community plans Respond in emergency situations, as needed Stay abreast of industry trends Demonstrate behaviors that cultivate a positive work culture Contribute to community and company engagement efforts Perform other duties as assigned by manager or supervisor
JOB KNOWLEDGE & SKILLS
Ability to perform all Service Technician duties Excellent written and verbal communication skills Outstanding interpersonal skills Exceptional customer service skills Ability to effectively lead, coach, and motivate High-level critical thinking skills Knowledge of current applicable laws Strong organizational skills Adaptability and flexibility in fast paced environments Ability to keep neat and accurate records Knowledge of contract requirements Understanding of basic mechanical and mathematical principles Ability to lift 80 pounds to the shoulder and carry it Aptitude with Microsoft Word and Excel Experience with Yardi software products a plus M-II level training Five years of experience in a supervisory role in maintenance or service-related environment Successful completion of all internal advanced maintenance classes and on-the-job training within a year of employment
