Job Description

Job Title:
FACILITY MAINTENANCE SUPERVISOR
Reports To:
Director of HR & Support Services Scheduled Hours:
Full-Time (37.5 hrs. per week)
FLSA Status Exempt Purpose of Position:
To ensure the facilities and grounds of the Milestone Senior Services campus are maintained in a clean, safe environment for team members and visitors. Maintains building and grounds and makes routine and preventative repairs to building and systems. This role is responsible for overall maintenance of the facility, grounds, and equipment. Responsible for the maintenance and cleanliness of two adjoining facilities with approximately 29,000 square footage of structure, lawn, and parking area along with rental office/kitchen space in Calhoun County.
Essential Functions:
Performs daily walk-through and routine inspection of the inside and outside of the facilities to ensure all equipment is operational and to remove any trash, hazards, etc. Handles basic repairs and maintenance at both the Kalamazoo and Calhoun office locations. Diagnoses mechanical issues and corrects them Repairs machines, equipment, or structures, as necessary. Performs routine inspections and preventative maintenance of the following: a. All equipment b. Facilities c. Grounds d. Fire extinguishers Schedules the work of and serves as needed for back-up to custodial staff/contractor performing duties such as: Vacuuming of carpets, trash removal, mopping and waxing of floors, cleaning, and sanitizing of bathrooms. Schedules and oversees any vendor(s)/contractor(s) and pest control for outside of routine repairs or when professional repairs are necessary Acts appropriately and promptly on all maintenance requests. Coordinates, when necessary, with individual(s) involved and obtains approval from director on any major expenses (major expenses = over $500 or more seek approval) Is responsible for the following areas: a. Snow removal and salting b. Mowing, watering, trimming c. Ordering custodial supplies and maintaining inventory of supplies, tools, and equipment - may be delegated d. Maintaining available storage and office space e. Maintaining handbooks, owner's manuals, MSDS files f. Ensures the standard and application of MIOSHA, OSHA, CARF, and Fire Safety Is on-call after hours/weekends for security or maintenance problems or events. Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocol Set up and arrange meeting rooms, training spaces, and event areas according to event specifications, including tables, chairs, audiovisual equipment, signage, and other requested materials. Tear down and restore rooms to their standard configuration following events in a timely manner. Aid in budget development and ensure it is followed Serves as an integral member on the Health & Safety Committee monthly Other duties as assigned.
Education/Experience:
High School diploma or GED required. Minimum of three years' maintenance experience or certificate
Competencies:
Strong knowledge of general maintenance processes, methods, and best practices Working knowledge of cleaning products, equipment, and proper/safe usage Strong organizational skills with attention to follow-through and task completion Ability to exercise sound judgment, work independently, and maintain efficient operations Mechanical aptitude, including the ability to diagnose issues and repair or replace defective parts Ability to read and interpret blueprints, repair manuals, and parts catalogs Proficiency in the safe use of common maintenance tools (e.g., hammers, drills, saws, wrenches, hoists) Experience operating facility and grounds equipment (e.g., snow blowers, lawn mowers, trimmers, hand and power tools) Familiarity with precision measuring instruments and basic electronic testing devices Experience performing routine and preventative maintenance Strong attention to detail Professional demeanor, appearance, and customer service orientation Effective written and verbal communication skills Strong time management and prioritization skills Ability to meet physical demands of the role, including lifting up to 50 pounds, climbing stairs/ladders, and performing tasks such as snow removal and facility setup Knowledge of and compliance with safety standards, including Infectious Disease and Bloodborne Pathogen policies Valid driver's license issued by the State of Michigan Compensation & Benefits Exempt position with starting salary from $52,084.50 to $59,514, based on experience level Benefits packages include: Medical, dental, vision 403b retirement plan with matching Short term disability Life insurance Employee assistance programs (EAP) Robust Paid Time Off (PTO) accrual Flexible scheduling to promote a great work/life balance Who is Milestone Senior Services?
