Position Summary:
The Facilities Maintenance Manager is responsible for the general maintenance, repair, safety, functionality, and upkeep of DBT Institute of Michigan facilities, grounds, building systems, equipment, and related property. The position performs a broad range of hands-on maintenance activities and coordinates with subcontractors, vendors, inspectors, and other service providers when specialized work is required. The position supports multiple company locations as assigned and helps ensure facilities remain safe, operational, well-maintained, and prepared for applicable inspections and organizational needs.
Essential Duties and Responsibilities Building Maintenance & Repairs:
Perform routine and preventative maintenance of buildings, grounds, equipment, furnishings, and building systems. Perform general repairs involving drywall, woodwork, masonry, painting, flooring, fixtures, and furnishings. Perform minor plumbing repairs, including faucets, toilets, filters, and related fixtures. Perform minor electrical work, such as replacing bulbs, ballasts, switches, and other minor electrical components within the scope of the position. Perform basic appliance troubleshooting and repair. Maintain and troubleshoot heating, cooling, boiler, forced-air, and air-conditioning systems, including routine cleaning and replacement of filters, belts, and other serviceable components. Monitor, maintain, and coordinate servicing of water systems, including water softener and septic-related systems, as applicable. Perform or coordinate carpet and flooring cleaning and maintenance. Perform basic IT and facilities-related troubleshooting, including building cabling and related equipment, as assigned. Monitor and maintain building access-control systems.
Grounds & Exterior Maintenance:
Maintain grounds, including mowing, trimming, weeding, raking, mulching, planting, and other seasonal landscaping activities. Perform or coordinate snow and ice removal to maintain safe parking lots, sidewalks, and entrances. Monitor and address nuisance wildlife issues as appropriate. Perform irrigation system maintenance and repairs as needed. Maintain the exterior appearance and condition of Company facilities.
Facilities Operations & Safety:
Routinely inspect facilities and grounds to identify maintenance, repair, safety, and operational needs. Monitor security and access-control systems. Conduct routine safety checks of fire extinguishers, lighting, alarms, and other facility safety systems. Assist with maintaining facility readiness for CARF, State Fire Marshal, and other applicable inspections. Monitor energy usage and recommend opportunities for improved efficiency. Maintain maintenance and service records for Company facilities, systems, equipment, and vehicles. Maintain Company storage areas and maintenance supplies in an organized and safe manner. Maintain and monitor Company vehicles and coordinate repairs and servicing as needed.
Vendor & Contractor Coordination:
Coordinate and schedule subcontractors, vendors, inspectors, and service providers for work requiring outside expertise. Review completed contractor work for conformity with the requested scope and applicable standards. Communicate identified facility needs, repair recommendations, and significant maintenance concerns to management.
Multi-Site & Organizational Support:
Provide facilities and maintenance support to DBT Institute of Michigan locations as assigned, including the Metro and Wyoming facilities. Assist with facility setup and support for trainings, in-services, organizational events, and other activities. Assist with facility renovation, improvement, relocation, and special projects as assigned. Move and arrange furniture, office equipment, workspaces, and other facility items as needed. Perform other facilities-related duties consistent with the responsibilities of the position.
Emergency & After-Hours Support:
Respond to urgent facilities-related issues outside of regularly scheduled work hours when assigned, including building alarms, mechanical issues, fire or smoke alerts, access-control issues, and other circumstances requiring timely facilities support. Accurately record all time spent performing work outside of regularly scheduled hours in accordance with company timekeeping procedures. Follow established escalation procedures for emergencies requiring outside vendors, emergency services, or management involvement.
Qualifications:
Associate degree from a two-year college or technical school, relevant trade or technical training, or an equivalent combination of education and related facilities or maintenance experience. Demonstrated knowledge of general building maintenance, repair, groundskeeping, and preventative maintenance practices. Experience using hand tools, power tools, maintenance equipment, paints, cleaners, lawn and grounds equipment, and other tools commonly used in facilities maintenance. Ability to read and interpret safety rules, operating instructions, equipment manuals, maintenance procedures, and other technical documentation. Ability to troubleshoot practical maintenance problems and determine appropriate solutions or when outside expertise is necessary. Ability to maintain accurate records and communicate effectively with employees, management, vendors, contractors, and inspectors. Ability to perform basic calculations associated with measurements, dimensions, quantities, percentages, and facility-related projects. Ability to obtain or maintain licenses, certifications, or training required for assigned facility systems or responsibilities.
Physical Demands & Work Environment:
This position regularly requires standing, walking, reaching, climbing, balancing, stooping, kneeling, crouching, crawling, and using hands and arms to operate tools and equipment. The employee may be required to lift or move up to 100 pounds and regularly lift or move up to 50 pounds. Work is performed indoors and outdoors and may involve exposure to weather conditions, mechanical equipment, fumes or airborne particles, cleaning products or other chemicals, electrical hazards, elevated work areas, and varying temperatures. Appropriate safety procedures and personal protective equipment must be used as required. Pay:
$29.00 - $30.00 per hour
