Job Description
Maintenance Operations Supervisor We are seeking a highly organized, hands-on Maintenance & Turn Operations Supervisor to lead maintenance operations, unit turns, vendors, and property improvement projects across a distressed multifamily community. This is not a desk-only supervisory position. The right person must be able to plan the work, organize people and materials, negotiate strong vendor pricing, track progress, hold the team accountable, and step in personally when needed to keep projects moving. Quarterly performance bonus based on completed unit turns, project completion, budget performance, occupancy improvements, safety, and compliance. Key Responsibilities Develop and manage detailed plans for unit turns, maintenance projects, inspections, materials, vendors, staffing, and completion deadlines. Use Excel and other tracking tools to maintain accurate schedules, budgets, bids, material lists, project status, and team assignments. Lead, organize, and hold maintenance employees, contractors, and vendors accountable for quality, productivity, deadlines, and cost. Complete maintenance and repair work personally when necessary, while ensuring the team remains productive and focused. Obtain and compare bids, negotiate competitive pricing, verify scopes of work, and ensure vendors deliver the agreed-upon results. Coordinate materials, labor, access, inspections, and sequencing so projects are completed efficiently without unnecessary delays. Conduct regular unit, building, grounds, and life-safety inspections and proactively identify maintenance, code, and compliance concerns. Maintain working knowledge of REAC/NSPIRE, HUD, state, city, and local compliance requirements, including property inspections and fire and life-safety standards. Identify potential violations before an inspection or enforcement action and develop clear corrective-action plans to resolve them promptly. Work closely with the Director of Operations to establish priorities, forecast staffing and vendor needs, resolve obstacles, and report progress accurately. Maintain organized records of inspections, repairs, bids, warranties, purchases, violations, and completed work. Ensure all work meets company standards, applicable codes, safety requirements, and inspection expectations. What We Are Looking For Strong multifamily maintenance and unit-turn experience. Proven ability to plan and manage multiple projects, employees, vendors, materials, and deadlines at the same time. Strong Excel, scheduling, documentation, and organizational skills. Experience obtaining bids, negotiating pricing, managing vendors, and controlling project costs. Familiarity with REAC/NSPIRE, HUD, state and local inspections, municipal code requirements, and fire and life-safety compliance. Ability to recognize potential violations, determine the appropriate corrective action, and ensure repairs are completed and documented. A hands-on leadership style with the willingness and technical ability to perform work personally when needed. Strong follow-through, urgency, judgment, and accountability. Ability to provide clear, accurate updates and raise problems early rather than allowing deadlines to be missed. This position is ideal for someone who enjoys bringing order to chaos.
