Job Description
Maintenance Supervisor - Multifamily Turns We are hiring a strong, hands-on Maintenance Supervisor to help lead a major unit-turn effort at a multifamily property. This person will support the Property Manager, organize the maintenance team and vendors, and help drive approximately 120 units to rent-ready condition. This is a working supervisor role. We need someone who can lead, inspect, schedule, communicate clearly, handle paperwork, and jump in to complete work when needed. Responsibilities Lead daily maintenance operations and vacant unit turns. Inspect move-outs, create repair scopes, assign work, and confirm units are rent-ready. Supervise maintenance techs, vendors, painters, cleaners, flooring, HVAC, plumbing, electrical, and other contractors. Perform hands-on maintenance work as needed, including HVAC, plumbing, electrical, drywall, painting, carpentry, appliances, locks, doors, and general repairs. Track unit status, work orders, materials, vendor progress, and completion dates. Give the Property Manager clear daily updates on progress, problems, and priorities. Maintain safety, fire-safety, building-code, and property standards. Keep maintenance records, purchase requests, inventory, photos, and work-order notes organized. Qualifications 5+ years of maintenance, multifamily, facilities, or construction experience preferred. 2+ years as a maintenance supervisor, lead tech, foreman, or crew lead preferred. Experience with apartment turns, renovations, work orders, vendor coordination, and inspections. Strong hands-on skills in HVAC, plumbing, electrical, carpentry, drywall, painting, appliances, and general building repairs.
HVAC, EPA
608, electrical, plumbing, OSHA, CPO, or fire-safety certifications are strongly preferred. Must be organized, reliable, direct, safety-minded, and able to hold people accountable. Valid driver's license and reliable transportation required. Ideal candidate The right person can walk a vacant unit, know what needs to happen, assign the work, order materials, follow up, inspect the result, and report clearly without being chased. They are hands-on, organized, calm under pressure, and focused on getting units completed correctly.Job Type:
