JOB SUMMARY HCW
Hospitality is seeking a reliable, hands-on Private Estate Maintenance Manager to protect, maintain, and manage the day-to-day upkeep of a large private estate in Branson West, Missouri. This position is responsible for the general maintenance, security, and preservation of the estate's buildings, systems, and grounds. The ideal candidate is self-directed, trustworthy, and comfortable completing a wide range of maintenance tasks while coordinating with the owner and qualified vendors when specialized work is required. On-site lodging is available but optional. Candidates who choose not to live on-site must reside within a 15-minute drive of the property to ensure a prompt response to maintenance needs and emergencies.
ABOUT THE PROPERTY
Located on Table Rock Lake, this private estate includes a multi-level residence of approximately 28,000 square feet situated on roughly 350 acres of wooded, gated grounds. The property includes multiple structures, extensive mechanical, electrical, and water systems, and a caretaker house located on-site. This is a unique opportunity for an experienced maintenance professional who takes pride in preserving a property, anticipating needs, and keeping complex buildings, systems, and grounds safe, functional, and ready.
WHAT YOU'LL DO
Perform routine inspections of all buildings, mechanical rooms, and grounds to identify and address maintenance needs before they become problems.
Complete general handyman repairs:
plumbing, electrical, carpentry, painting, drywall, appliance troubleshooting, and similar minor repairs. Maintain and monitor major building systems (HVAC, water/well, generators, security and fire systems) and coordinate qualified vendors for specialized repairs or servicing. Oversee grounds upkeep across the property's acreage: landscaping, mowing, trail and road maintenance, drainage, and debris/storm cleanup. Monitor the property for security, safety, and weather-related risks; respond promptly to alarms, storm damage, or other on-site emergencies. Coordinate and supervise outside contractors and service providers (landscaping crews, HVAC techs, pest control, etc.), ensuring quality work and site access as directed by the owner. Prepare the property seasonally — winterizing systems, storm/severe-weather prep, and readying facilities for owner visits or events. Keep basic maintenance logs and promptly report significant issues, repairs, or concerns to the owner. Maintain general cleanliness and readiness of unoccupied structures, garages, and outbuildings. Handle miscellaneous errands and light property-management tasks as requested by the owner
Access and Security:
Gate and property access will be coordinated directly by the owner; the caretaker will not independently grant access to the property or grounds.
WHAT YOU BRING
Proven handyman/maintenance experience — plumbing, electrical, carpentry, and general repair skills required. Experience maintaining a large residential property, ranch, or estate strongly preferred. Highly reliable, self-motivated, and comfortable working independently with minimal supervision. Trustworthy and discreet — this role requires day-to-day access to a private residence and its grounds. Physically able to perform outdoor labor and property upkeep across varied terrain and weather conditions. Comfortable with dogs/pets and rural/wooded surroundings, if applicable. Valid driver's license; own basic hand tools a plus. Background check required. Must live on-site or within a 15-minute drive of the property, and be able to respond promptly to emergencies outside normal hours. Full-time availability, standard hours apply, with on-call availability expected for after-hours or weather-related emergencies.
HOUSING OPPORTUNITY A
caretaker house on the property is available at no cost, but living on-site is optional. Candidates who prefer to live off-site are welcome to apply, provided they reside within a 15-minute drive of the property.
