Job Description

Reports to:
Chief Financial Officer Primary Purpose:
To direct and manage the district's maintenance and custodial operations. To maintain the physical school plants in a condition of operating excellence so that full educational use may be made at all times, providing the students with a physical learning environment that is safe clean, attractive and functional. To assist with management of transfer student transportation. To assist with development of RFP's and bid documents for large purchases.
Qualifications:
Knowledge of basic principles of construction, school plant maintenance, grounds and custodial operations. Ability to manage budget and personnel Ability to coordinate district functions Ability to interpret policy, procedures and data Strong organizational, communication and interpersonal skills Knowledge of basic principles of the formal bidding process
Major Responsibilities and Duties:
Building Maintenance & Repair:
Direct and manage custodial, maintenance and repair, and grounds keeping services and staff Receive and process work orders for repair and maintenance of buildings and grounds Develop and maintain written department procedures for maintenance, repair, and operations of all buildings and equipment Prepare plans and specifications for contracted repair work and site improvement for submission to purchasing department for bids Implement federal and state law, State Board of Education rule, and local board policy in maintenance area Compile, maintain and file all physical and computerized reports, records and other documents required in maintenance area Work with others regarding the use of facilities by outside groups
Budget and Inventory:
Compile cost estimates based on documented program items needed Plan and direct inventory and stock control program for equipment and supplies Initiate purchase orders and bids in accordance with budgetary limitations and district policies Replace and maintain a current inventory of supplies and parts to avoid delay when reordering Approve and forward invoices and purchase orders for maintenance department to accounting for processing Recommend disposal of obsolete equipment and recommend replacement equipment Assist other district employees with the development of RFP's and bid documents
Personnel Management:
Assign work to maintenance personnel and oversee completion Evaluate job performance of employees to ensure effectiveness Ensure that maintenance personnel are managed according to district policies and procedures Recruit, train and supervise maintenance personnel and make sound recommendations about personnel placement, transfer, retention and dismissal Conduct an on-going program of staff training and personnel development
Safety:
Maintain safety standards in conformance with federal, state and insurance regulations and develop a program of preventive safety Ensure equipment is maintained in operating and optimum condition Respond to after-hours emergencies when needed Provide comprehensive oversight fo all district locks and keys
Supervisory Responsibilities:
Supervise and evaluate performance of skilled craftsmen, custodians, groundskeepers, custodial supervisor, and support staff assigned to maintenance department
POSITION REQUIREMENTS
EDUCATION:
Bachelors degree or equivalent in related field
