Job Description

Maintenance Supervisor Primary Responsibilities & Objectives Supervise and lead maintenance and grounds personnel, ensuring efficient operations. Oversee all ongoing maintenance needs, including preventative maintenance, repairs, and equipment upkeep. Coordinate and manage vendor relationships for contracted services, including capital improvement projects. Ensure timely and quality apartment make-ready turns to meet occupancy demands. Complete service requests and work orders related to plumbing, carpentry, electrical, HVAC, and general repairs. Conduct preventative maintenance and repairs on HVAC and other mechanical systems. Perform and document quarterly preventative maintenance checks. Oversee snow removal and upkeep of common areas, ensuring safety and cleanliness. Respond to after-hours emergency maintenance calls as part of the on-call rotation. Perform other general maintenance duties as needed to support property operations. Essential Qualifications, Skills & Education Strong understanding of on-site maintenance management and property maintenance best practices. Minimum 2-3 years of maintenance experience in multi-family or residential properties and 1-2 years in a supervisory role . Proficient in make-ready unit turns, including light carpentry, plumbing, and electrical repairs. HVAC certification is required. EPA and CPO licenses are required. Ability to safely operate maintenance tools and equipment. Physical ability to climb ladders and stairs, walk, kneel, stand, squat, twist, and bend for extended periods. Must have reliable transportation and be able to travel to other properties if needed. Must possess a basic set of tools for maintenance tasks. Strong problem-solving skills, attention to detail, and ability to multitask. Positive attitude with a strong work ethic and commitment to quality service. Must have a valid driver's license.
