Property Operations & Maintenance Lead Avant Supported Living - 3.1 Wentzville, MO Job Details Full-time $22 - $24 an hour 20 hours ago Qualifications Power tools for woodworking Power drills Driver's License Construction plans Demolition Full Job Description Position Summary Avant is looking for a skilled Property Operations & Maintenance Lead. This is a high-autonomy role for a professional who can transition seamlessly from handyman repairs to light construction, demolition, and event logistics. You aren't just maintaining a space; you are building and reconfiguring the environments where our support programs happen. The ideal candidate has the grit for "dirty" work (demo, hauling) and the precision for "finish" work (carpentry, detailing, and event setup). Detailed Scope of Work 1.
Carpentry & Specialized Construction Builds:
Build and install shelving, workbenches, or custom fixtures to support specific program needs.
Light Demolition:
Assist in the reconfiguration of newly acquired spaces, including the safe removal of non-load-bearing walls, flooring, and old fixtures.
Finish Carpentry:
Trim work, cabinetry adjustments, and ensuring all structural additions are durable and professional.
Space Reconfiguration:
Frame out simple partitions or modify existing layouts to improve flow and utility. 2.
Advanced Maintenance & Repair Surface Repair:
Expert-level drywall patching, taping, floating, and texture matching. Interior and exterior painting.
Plumbing & Mechanical:
Immediate repair of P-trap leaks, faucet replacements, and toilet resets.
Electrical & Hardware:
Replace light fixtures, ballasts, outlets, and switches. Fix "wiggly" door handles, adjust commercial door closers, and ensure all hardware is secure.
Flooring:
Perform durable repairs on various flooring types (LVP, tile, or concrete). 3.
Event Logistics & Space Setup Rapid Transitions:
Lead the set up and take down of furniture and equipment for events and programs. This requires speed, safety, and an eye for the aesthetics.
Moving & Hauling:
Manage the transport of furniture and supplies between locations. Securely load trailers and trucks to prevent damage.
Inventory Control:
Track and organize all furnishing assets. Maintain an orderly warehouse where tools and inventory are ready for deployment at a moment's notice. 4.
Fleet & Facility Stewardship Vehicle Fleet:
Maintain a fleet of vehicles in "like-new" condition. Manage the service schedule (oil, tires, brakes), perform deep detailing, and ensure all vehicles are fueled and staged.
Exterior Curb Appeal:
Power washing, debris removal, and ensuring the exterior of all properties reflects our high standards.
Custodial Excellence:
Perform deep cleaning and daily upkeep of high-traffic areas to ensure a pristine environment.
Administrative Note Scope of Work:
Perform other duties as assigned by Managers or Directors to support the evolving needs of the individuals and the agency.
Operational Flexibility :
The expectation to work additional hours beyond your primary schedule, availability between 7:00 am to 7:00 pm, to meet the needs of our clients, address emergencies, or ensure operational excellence.
Technical Requirements Construction Literacy:
Ability to read simple floor plans and understand the mechanics of a building (studs, joists, plumbing lines).
Power Tool Mastery:
Expert proficiency with saws, drills, sanders, and demolition equipment.
Physical Stamina:
This is a physically demanding role. You must be able to lift 75+ lbs, climb ladders, and perform manual labor (demo/moving) for full shifts.
Driving:
Valid license with a clean record. Experience hauling and backing up trailers is highly preferred.
