Job Description

The Maintenance Supervisor plays a critical role in maintaining resident satisfaction, training the maintenance staff, and ensuring compliance with company standards and safety regulations. The Maintenance Supervisor is responsible for leading the maintenance team in ensuring the overall upkeep and functionality of a multi-family apartment community. This role involves coordinating and performing maintenance tasks, managing service requests, and ensuring that the property remains in top condition.
Key Responsibilities :
Maintenance Management :
Oversee and perform all maintenance activities, including routine repairs, emergency maintenance, and preventive maintenance. This will include
HVAC, PLUMBING, & ELECTRICAL REPAIRS AS NEEDED.
Schedule and prioritize maintenance tasks to ensure timely completion. Coordinate with vendors and contractors for specialized repairs and improvements. Maintain an inventory of supplies and equipment necessary for property maintenance.
Team Leadership and Training :
Supervise, train, and mentor maintenance staff, ensuring they have the skills and certifications required to perform their duties effectively. Ensure that all maintenance staff members are certified where necessary, including certifications such as HVAC, EPA, and Certified Pool Operator (CPO). Monitor and track staff certifications and ensure they are up-to-date, scheduling re-certification courses as needed. Conduct regular performance evaluations and provide feedback to team members. Foster a positive work environment that encourages teamwork, accountability, and professional growth. Conduct training sessions on best practices, safety procedures, and proper use of equipment.
Resident Relations :
Through the facilitation of onsite Property Manangers & Regional Management respond promptly to resident service requests and concerns, ensuring that issues are resolved to their satisfaction. Communicate with residents about maintenance schedules and any potential disruptions to their living environment. Foster positive relationships with residents to enhance their overall living experience.
Compliance and Safety :
Ensure all maintenance activities are performed in accordance with local, state, and federal regulations, including OSHA standards. Conduct regular inspections of the property to identify and address potential safety hazards both seasonal issues and routine preventative maintenance. Ensure the property complies with all company policies and procedures, particularly regarding safety and emergency protocols.
Budget Management :
Work closely with the Property Manager & Corporate to adhere to the maintenance budget. Approve and monitor expenditures related to maintenance, ensuring cost-effectiveness and alignment with budgetary constraints. Provide input on budget planning for future maintenance needs and capital improvements. This is to include purchasing, procurement, & inventory management
Property Inspections :
Perform regular inspections of the property, including common areas, building exteriors, and mechanical systems, to ensure everything is in good working order. Identify areas in need of repair or improvement and develop action plans to address them. Maintain accurate records of inspections, repairs, and maintenance activities.
Preventive Maintenance :
In cooperation with corporates already scheduled preventative maintenance continue to develop and implement a preventive maintenance schedule to minimize equipment breakdowns and costly repairs. Ensure that all building systems, including HVAC, plumbing, electrical, and pool facilities, are regularly maintained and functioning properly. Keep detailed records of maintenance activities and equipment servicing.
Qualifications :
Required Certifications :
HVAC Certification EPA Certification Certified Pool Operator (CPO) Strong knowledge of HVAC, plumbing, electrical, and general building systems. Excellent leadership, communication, and organizational skills. Ability to work independently and manage multiple priorities. Experience with maintenance management software (e.g., Yardi Maintenance, RealPage). Knowledge of OSHA regulations and other relevant safety standards. Must be available for on-call emergencies.
