Nursing Home Administrator Position Purpose The primary purpose of the maintenance director is to plan, organize, develop and direct the overall operation of the maintenance department in accordance with current federal, state and local standards, guidelines and regulations governing the facility to ensure the safety and comfort of the residents. Job Requirements 1. Must have a high school diploma or equivalent; Trade school or associate's degree in a related field is preferred. 2. Prior experience in a skilled nursing facility or long term care setting is preferred. 3. Must be knowledgeable about general maintenance practices and procedures, including HVAC, plumbing, electrical and mechanical systems. 4. Must provide all necessary documentation in accordance with the company's new hire process to evidence eligibility for employment, including passing a criminal background check; 5. Must complete new hire orientation as required by company policy and participate in continuing education such as in-services, training, etc.; 6. Must possess excellent organizational, time management and problem solving skills; 7. Must possess the ability to communicate in English, both orally and in writing; 8. Must be proficient in the use of technology, including and especially the use of computers, as well as standard maintenance equipment and mechanical systems; 9. Must be willing to follow all federal, state and local laws and regulations as well as company policies and procedures and abide by the employee handbook, including but not limited to dress and grooming standards, time and attendance standards, drug and alcohol policy, respect and courtesy towards others, etc.; 10. Must have flexibility and availability to work outside of standard business hours, including weekends and holidays as required; 11. Must participate in and respond professionally to surveys and inspections conducted by government agencies; 12. Must be able to perform physical tasks associated with the standard work and essential functions of a maintenance worker, including standing or bending for extended periods, working with potentially hazardous chemicals and dangerous equipment, lifting/carrying in excess of 30 pounds, working around extreme temperature changes inherent to the environment of a skilled nursing facility (stove, oven, steam table, walk-in refrigerator or freezer, HVAC, mechanical rooms, the outdoors) or be able to be reasonably accommodated for any limitations; 13. Must be able to cope with the mental and emotional stress inherent to the position, including working daily with residents in the geriatric, mentally ill, dementia, and disabled populations; 14. Must be able to perform assigned tasks with a minimum of supervision and oversight and develop awareness for and a willingness to perform other tasks, as needed, without constant supervision; 15. Must help foster and maintain an atmosphere of warmth, cheerfulness, enthusiasm and compassion, giving residents the quality of service you would want to receive. Summary of Principal Accountabilities for Maintenance Director Manage the facility's equipment, grounds, and building structures, including HVAC, plumbing, electrical, backup generator and mechanical system. This includes completing and documenting routine inspection and testing of these systems as applicable e.g. generators must be inspected weekly and test run for 30 minutes at least monthly. Ensure timely completion of all maintenance projects and requests by checking maintenance logs daily and documenting completion of maintenance requests. Complete daily and weekly company maintenance audits as required. This includes testing and documenting water and room temperatures and wanderguard system functions daily if the facility has a wanderguard system. Coordinate routine services and treatments with outside vendors such as pest control, testing of the fire alarm/fire sprinkler systems, snow removal/yard maintenance if applicable, facility vehicle registration and maintenance, etc. Plan, organize and direct the water management program for the facility, including testing water at least annually for Legionella. Plan, organize and direct the safety committee of the facility. Plan, organize and direct the emergency preparedness processes of the facility, including performing routine disaster drills and maintaining emergency water contracts/supplies. Maintain accurate and thorough records to evidence compliance with all life-safety and emergency preparedness requirements. Attend all meetings as required, including but not limited to daily stand-up/stand-down, monthly Quality Assurance Performance Improvement (QAPI) meeting, safety committee meetings.

$26.00 - $28.00 per hour
