Now's your chance to become a part of the Legacy Lifestyle! Legacy Retirement Communities is hiring for a Maintenance Supervisor working with our Assisted Living & Memory Care residents! This position is responsible for oversight of community maintenance at Legacy Retirement Communities. Ensuring proper upkeep, repair, and maintenance of all physical aspects of the property, including all general and preventative maintenance duties associated with internal and external building components, grounds, amenities, and common areas. Deliver high-quality services in a manner consistent with the mission and values of Legacy Retirement Communities and comply with applicable state and federal laws and regulations. This is a full-time position working Monday through Friday with occasional on-call hours.
Essential Duties and Responsibilities:
Oversee the maintenance request process from receipt through completion, including prioritizing requests, evaluating maintenance needs, troubleshooting issues, and ensuring appropriate repairs are completed. Maintain accurate records of maintenance requests, completion dates, preventative maintenance activities, and associated costs through the electronic maintenance work order system. Supervise, train, and work alongside Maintenance staff to ensure community maintenance responsibilities are completed safely, efficiently, and to established standards. Conduct regular inspections of the community, buildings, grounds, and common areas to identify maintenance, safety, and appearance concerns and ensure identified issues are addressed appropriately. Implement and maintain preventative maintenance programs for equipment, building systems, and other community infrastructure. Oversee safety and fire protection/prevention programs, including regular inspections of work areas and equipment, required fire drills, and coordination with fire inspectors and outside safety vendors such as alarm and sprinkler providers. Manage contractors and vendors performing repairs, maintenance, and projects at the community. Coordinate and monitor work to ensure projects are completed appropriately and in accordance with established expectations. Manage maintenance supplies and inventory, monitoring usage and making recommendations for purchases or additional supplies as needed. Coordinate with community staff regarding resident and staff maintenance requests, as well as repairs and renovations associated with unit turnover. Assist with maintenance budgeting and financial management, including reviewing maintenance-related invoices and bills with the Executive Director, monitoring expenses, and reporting significant monthly budget variances. Respond to resident and staff concerns related to maintenance and take appropriate action to resolve issues while supporting a positive experience and maintaining the quality and appearance of the community. Perform other duties as assigned by the Executive Director or other Senior Level Managers.
Qualifications:
High school diploma or equivalent preferred. Post-secondary education, technical training, or relevant certifications are helpful. Three years of supervisory or leadership experience preferred, including experience with staffing, budgeting, employee relations, or related operational responsibilities. Knowledge of general building maintenance, mechanical systems, electrical systems, plumbing, HVAC, grounds maintenance, and preventative maintenance practices, with the ability to troubleshoot routine maintenance issues and determine when specialized contractors are needed. Working knowledge of computers and electronic systems, including the ability to use email, electronic maintenance/work-order systems, and other standard office technology. Strong interpersonal and communication skills, with the ability to work effectively with employees, residents, vendors, contractors, and individuals with a variety of backgrounds and personalities. Strong organizational, time-management, and problem-solving skills, with the ability to prioritize multiple maintenance needs and respond appropriately to changing circumstances. Demonstrated initiative, sound judgment, and leadership ability, including the ability to make decisions and take appropriate action independently during routine and emergency situations. Must possess sufficient knowledge and skill in the areas of institutional maintenance (HVAC, plumbing, carpentry, boiler operation, electricity, and/or energy management) to manage the maintenance department.
