About Us Simplestate is a locally owned property management company committed to maintaining clean, and well-run homes for our residents. We are seeking a highly organized Maintenance Supervisor to oversee our Lincoln maintenance department, lead our technicians, and manage all repair and renovation projects. Position Summary This role blends leadership, project coordination, and hands-on maintenance expertise. The Maintenance Supervisor will supervise maintenance staff, oversee vendor work, coordinate project timelines, and ensure quality standards across all properties. While the primary focus is management and oversight, this position requires the ability to step in and assist with maintenance tasks when needed. Key Responsibilities Lead, train, and supervise maintenance technicians Oversee hiring, scheduling, and performance management for the maintenance team Manage and prioritize maintenance requests, turnovers, and renovation projects Inspect work for quality, accuracy, and completion Coordinate and oversee vendors and contractors Assist with maintenance tasks when needed (plumbing, electrical, HVAC, general repairs) Maintain project schedules, timelines, and documentation Collaborate with leadership on budgeting, planning, and operational improvements Participate in on-call rotation What We're Looking For Strong background in property maintenance, or construction operations Ability to perform and understand a wide range of repairs (plumbing, electrical, HVAC troubleshooting, carpentry, appliances) Proven leadership experience managing or supervising maintenance teams Excellent communication, organization, and time-management skills Ability to balance hands-on work with oversight and administration Reliable transportation and valid driver's license Nice to Have Experience with property management or work order software Vendor or project management experience Compensation & Benefits $30-$35/hr , based on experience Paid time off and holidays Supportive team environment Growth and advancement opportunities Gas allowance To Apply Submit your resume through Indeed.
