Summary:
We are seeking an experienced and highly motivated Maintenance Director to lead and oversee all maintenance operations across our portfolio in Omaha, NE. The ideal candidate will have a strong background in building systems, preventative maintenance, and team leadership. This role requires strategic planning, hands-on oversight, and the ability to ensure all properties meet high standards of safety, efficiency, and appearance. The Maintenance Director plays a critical role in supporting operations, managing staff and vendors, and maintaining the long-term value of our assets.
Responsibilities:
Oversee and coordinate all building maintenance operations across properties. Lead, train, schedule, and supervise maintenance staff. Develop and implement preventative maintenance programs for all systems. Inspect properties regularly to identify needed repairs, safety issues, and opportunities for improvement. Manage repairs related to lighting, plumbing, HVAC, electrical, and building systems. Oversee HVAC servicing, seasonal inspections, and filter changes. Coordinate snow removal, ice control, landscaping, mowing, and grounds maintenance. Oversee parking lot maintenance including patching, crack filling, striping, and lighting controls. Manage painting, safety markings, ceiling tile replacement, and general building upkeep. Ensure proper opening and closing of sprinkler systems based on seasonal needs. Coordinate vendor services and negotiate contracts as needed. Ensure compliance with safety regulations, building codes, and company standards. Assist with budget planning, cost control, and maintenance forecasting. Support residents and tenants by responding to maintenance concerns in a professional and timely manner. Other duties as assigned.
Skills:
Strong leadership and team management abilities. Excellent attention to detail and awareness of property conditions. Strong customer service and communication skills. Effective problem-solving and decision-making skills. Ability to prioritize tasks and manage multiple properties or projects. Ability to work independently while also collaborating with ownership and operations teams. Solid technical knowledge of general maintenance, building systems, and repairs. Ability to climb ladders and perform physical tasks as needed. Pool maintenance and certification a plus. Electrical, HVAC, or other technical certifications a plus.
Qualifications:
Prior experience in building or property maintenance management required. 3-7 years of maintenance or facilities experience preferred. Supervisory or leadership experience strongly preferred. Must have a valid driver's license and clean driving record. Ability to commute between properties as needed.
