Job Description

We are seeking an experienced and hands-on Mainteance Director to lead the maintenance operations of a large multifamily residential community. This leadership role is responsible for overseeing all aspects of property maintenance, preventive maintenance programs, capital improvement coordination, team leadership, and resident satisfaction. Responsibilities Lead, coach, and supervise the maintenance team while fostering a culture of accountability, safety, and continuous improvement. Manage all day-to-day maintenance operations, including service requests, preventative maintenance, unit turns, and emergency repairs. Ensure vacant apartment homes are completed and ready for occupancy within established timelines. Develop and implement preventative maintenance schedules that maximize equipment life and minimize emergency repairs. Perform and oversee repairs involving HVAC systems, plumbing, electrical, appliances, roofing, flooring, painting, carpentry, and general building maintenance. Coordinate after-hours emergency response and participate in an on-call rotation. Maintain community curb appeal by ensuring grounds, common areas, lighting, and building exteriors remain clean, safe, and well maintained. Inspect completed work performed by maintenance staff, vendors, and contractors to ensure quality workmanship and company standards are met. Maintain inventory of maintenance supplies, equipment, and tools while operating within budget guidelines. Conduct regular safety inspections and ensure compliance with OSHA, EPA, and all applicable safety regulations. Maintain accurate maintenance logs, preventative maintenance records, safety documentation, HVAC logs, pool records, and inventory records. Partner with community leadership to recruit, train, develop, and evaluate maintenance team members. Build positive relationships with residents by responding promptly and professionally to maintenance requests and concerns. Assist with capital improvement projects, vendor coordination, and property enhancement initiatives. Experience Three or more years of multifamily apartment maintenance experience with progressive leadership responsibilities. Previous experience supervising maintenance technicians and coordinating daily work assignments. Strong knowledge of HVAC systems, plumbing, electrical, appliance repair, carpentry, painting, roofing, and general building maintenance. Experience implementing preventative maintenance programs and managing maintenance operations. Ability to troubleshoot maintenance issues and prioritize multiple projects in a fast-paced environment. Working knowledge of OSHA regulations, EPA guidelines, Fair Housing requirements, and property safety standards. Experience managing vendor relationships, inventory, and maintenance budgets. Excellent customer service, communication, and organizational skills. Ability to lead by example while developing and motivating a high-performing maintenance team.
