Residential Superintendent Evergreen Meadows Edison, NJ Pay:
$19.00-$21.00 per hour, based on experience

Job Description Garden Communities, a large and well-established real estate development and property management company, is seeking an experienced, reliable, and hands-on Residential Superintendent for Evergreen Meadows, a residential apartment community located in Edison, New Jersey. The Superintendent is responsible for the daily maintenance, safety, cleanliness, and overall appearance of the property. This is a hands-on position for someone who takes pride in completing quality repairs, preparing apartments for new residents, responding promptly to service requests, and maintaining a safe and well-kept residential community. The ideal candidate will have practical experience with apartment maintenance, plumbing, electrical repairs, carpentry, painting, sheetrock, appliance repairs, unit turns, and general building maintenance. Responsibilities Complete resident maintenance requests promptly, thoroughly, and professionally Perform plumbing, electrical, carpentry, painting, sheetrock, hardware, appliance, and general apartment repairs Prepare vacant apartments for new residents, including completing repairs and make-ready work Inspect apartments, common areas, equipment, and building systems for maintenance and safety concerns Perform preventive maintenance and routine property inspections Maintain the cleanliness, safety, and overall appearance of buildings, common areas, grounds, and maintenance spaces Troubleshoot maintenance concerns and determine when outside vendor assistance is required Communicate professionally with residents, property management, maintenance employees, and vendors Maintain accurate records of completed work, outstanding repairs, and required follow-up Respond to emergency maintenance situations and participate in on-call coverage as required Follow all company safety procedures and property maintenance standards Perform additional duties as assigned by the Property Manager Qualifications Previous residential maintenance or building superintendent experience strongly preferred Strong hands-on knowledge of plumbing, electrical repairs, carpentry, painting, sheetrock, appliance repair, and general building maintenance Experience preparing vacant apartments for occupancy Ability to diagnose maintenance problems and complete repairs accurately and efficiently Professional and respectful when communicating with residents, management, vendors, and coworkers Reliable, organized, self-motivated, and attentive to detail Ability to manage responsibilities and work independently with minimal supervision Ability to stand, walk, bend, climb, reach, lift, and perform the physical duties associated with apartment maintenance Willingness to participate in on-call and emergency maintenance coverage as required Must be legally authorized to work in the United States Benefits Benefits are available to eligible employees.
