This hands-on leadership role is responsible for overseeing the maintenance of critical building systems while supporting a portfolio of commercial properties. Position Summary The Property Maintenance Foreman is responsible for managing the maintenance and repair of plumbing, sanitary sewer, and fire sprinkler systems. This position responds to both scheduled and emergency maintenance requests, coordinates repairs with internal departments and outside contractors, and serves as a key member of the company's 24/7 emergency response program. Key Responsibilities Oversee the maintenance, repair, and operation of plumbing, sanitary sewer, and fire sprinkler systems. Respond to routine and emergency maintenance issues across multiple commercial properties. Coordinate after-hours emergency calls by scheduling repairs, communicating with vendors, and providing site access when necessary. Supervise maintenance personnel, contractors, and vendors to ensure projects are completed safely, efficiently, and on schedule. Inspect, troubleshoot, and resolve building maintenance issues using sound judgment and technical expertise. Read and interpret construction drawings, blueprints, and building plans. Ensure all work is performed in compliance with company policies and safety standards. Work collaboratively with multiple departments to support ongoing maintenance and construction projects. Qualifications Extensive knowledge of commercial building maintenance, construction practices, and building systems. Strong experience with plumbing, sanitary sewer, and fire sprinkler systems. Excellent troubleshooting and problem-solving abilities. Mechanical aptitude acquired through vocational training or related work experience. Ability to read and interpret construction drawings and blueprints. Previous experience supervising maintenance staff, contractors, or vendors. Strong verbal and written communication skills with the ability to interact professionally with tenants, customers, and coworkers. Customer-focused attitude with outstanding interpersonal skills. Ability to remain calm and make sound decisions during emergency situations. Valid driver's license and reliable transportation required. Schedule Monday - Friday 7:30 a.m. - 4:00 p.m . (30-minute lunch) Non-Exempt Position Participation in an on-call emergency response rotation is required.
