Job Description
Superintendent A well-maintained apartment community in the Holmdel, NJ area is seeking a full-time Live-In Superintendent to oversee the daily maintenance operations of a community with more than 100 apartment homes. This position is ideal for an experienced maintenance professional who is comfortable leading a small team while remaining hands-on with repairs, preventive maintenance, and the overall appearance of the property. A two-bedroom apartment is included after successful completion of a 90-day introductory period. Work Schedule Monday through Friday 9:00 AM - 5:00 PM On-call responsibilities for building emergencies Primary Responsibilities Supervise the day-to-day activities of a small maintenance staff. Assign and monitor work orders to ensure timely completion. Perform maintenance repairs including plumbing, HVAC, appliance repair, painting, carpentry, and general building maintenance. Oversee apartment turnovers and preventive maintenance. Inspect buildings and grounds to identify maintenance needs. Coordinate with outside vendors when necessary. Respond to emergency maintenance situations as required. Maintain inventory of maintenance supplies and equipment. Qualifications Previous experience as a Superintendent or Lead Maintenance Technician in multifamily housing. Experience supervising a maintenance team. Working knowledge of plumbing, HVAC systems, appliance repair, painting, and general property maintenance. Ability to troubleshoot maintenance issues and complete repairs independently. Valid driver's license required. Comfortable using hand tools and power tools safely. Ability to lift heavy materials, climb stairs, ladders, and remain active throughout the workday. Trustworthy - Able to work independently, enter occupied apartments professionally, and make sound decisions with minimal supervision.
