Job Description
The Regional Maintenance Manager is responsible for overseeing the daily maintenance operations of a portfolio of residential properties. This position ensures that all communities are well-maintained, safe, and compliant with company standards and applicable regulations. The employee supervises maintenance staff, coordinates with contractors and inspectors, and works to provide residents with a safe and comfortable living environment. Responsibilities Oversee the daily maintenance operations and upkeep of residential properties. Ensure all maintenance staff follow company policies, procedures, and safety protocols. Conduct monthly safety meetings with maintenance staff. Supervise, train, and support maintenance personnel, providing guidance on troubleshooting, repairs, and best practices. Respond to and assist in resolving maintenance-related resident concerns in a timely and professional manner. Coordinate inspections and maintain positive working relationships with municipal and state inspectors. Ensure properties remain in compliance with applicable building codes, safety regulations, and company standards. Coordinate and supervise outside contractors performing repairs, renovations, and capital improvement projects. Obtain and review contractor estimates and recommend vendors for maintenance projects. Review, approve, and process contractor invoices and maintenance-related expenses. Approve employee timecards through ADP. Monitor preventive maintenance schedules to maximize the lifespan of building systems and equipment. Maintain accurate maintenance records and ensure work orders are completed efficiently. Qualifications Previous experience managing maintenance operations for residential or multifamily properties. Strong leadership, organizational, and problem-solving skills. Excellent communication and customer service skills. Experience supervising maintenance staff and coordinating contractors. Knowledge of building systems, preventive maintenance, and property maintenance best practices. HVAC certification preferred. Proficiency in plumbing, electrical, and general building maintenance. Ability to prioritize multiple projects and meet deadlines. Valid driver's license and reliable transportation preferred.
