Job Description

Job Summary:
Las Campanas is a premier, gated planned community outside Santa Fe, NM. The Director of Maintenance Operations is responsible for overseeing the proactive and timely maintenance of all community facilities, grounds, roads, vehicles, and equipment. Ensuring the community standards are upheld requires routine inspection, identifying current and future needs, forecasting resources, and facilitating special projects. Reporting to the Executive Director, the Director of Maintenance is a key position on the senior management team and oversees a department of up to 15-21 employees and 2-3 foremen.

Essential Duties & Responsibilities:
  • Perform routine inspections of the Las Campanas community property and facilities.
  • Manage a comprehensive maintenance schedule encompassing all assets of the Association.
  • Maintain maintenance and inspection records
  • facilities, asphalt, bridges, culverts, street signs, fire hydrants, etc.
  • Collaborate with financial team to confirm accurate reserve projections.
  • Maintain specifications for maintenance and repair/replacement agreements.
  • Solicit bids for contracted maintenance. Collaborate with consultants and contractors to ensure optimal results.
  • Assist the Executive Director and Director of Finance in annual budget preparation.
  • Collaborate with Safety and Security for reliable entrance gate operation, maintenance, and programming.
  • Respond to owners' questions and requests regarding maintenance.
  • Oversee vehicle and equipment maintenance and shop operation.
  • Fulfill responsibilities in a safe, efficient, and professional manner consistent with established time frames.
  • Perform other duties as assigned and able to respond or address urgent matters outside regularly scheduled hours as required.
  • Actively participates in all company training activities.
  • Adhere to all relevant Standard Operating Procedures and protocols.
Minimum Qualifications:
  • Associates degree.
  • At least 5 years' experience in maintenance operations of comparable size and scope.
  • Must possess a valid New Mexico Driver's License.
  • Be insurable under LCMA's automobile insurance policy Be able to pass a background check and preemployment drug screen.

Pay:
$93,790.00
