Job Description
We are a premier, growing property management company overseeing a high-end portfolio of vacation rentals and long-term residential properties. We are seeking an experienced, proactive, and detail-oriented Property Maintenance Manager to lead all field operations, routine upkeep, value-added renovations, and vendor coordination across our portfolio. In this role, you will be the "boots on the ground" ensuring our properties are impeccably maintained, safe, fully functional, and guest-ready. You will split your time between hands-on troubleshooting/repairs and managing operations through our property management mobile platforms. Key Responsibilities Field Operations & Turnovers Conduct routine property inspections, preventive maintenance, and seasonal prep (HVAC filter changes, winterization, outdoor living areas, and safety systems). Oversee vacation rental turnover readiness—ensuring all systems (lighting, pools, appliances, plumbing, smart locks) are 100% operational prior to guest arrivals. Respond promptly to tenant repair requests and urgent guest-facing maintenance calls during business hours (with rotational on-call emergency availability). Work Order & Operations Management Manage, update, and close work orders digitally using our mobile field management software (logging photos, time, and material costs). Diagnose plumbing, electrical, carpentry, and appliance issues to perform immediate in-house repairs whenever feasible. Scope out larger maintenance and renovation projects, gather competitive bids, and oversee third-party vendors and general contractors to ensure quality work and timely completion. Inventory & Asset Tracking Maintain an accurate inventory of unit-specific maintenance assets (air filter sizes, paint codes, appliance serial numbers, spare hardware). Track material expenditures and submit clear records for monthly owner billing and financial reporting.
