Job Description

The Residential Superintendent is responsible for the hands-on maintenance, safety, compliance, and daily cleanliness of our multi-family residential and commercial portfolio in Queens, NY. This position requires hands-on technical skills, and proactive tenant communication. 1.
Daily & Weekly Operational Duties Sanitation & DSNY Compliance:
Oversee garbage, recycling, and cardboard sorting according to
NYC DSNY
regulations. Super will ensure clean sidewalks, curbs, and alleyways daily to prevent municipal sanitation ticketing.
Property Inspections:
Conduct weekly walkthroughs of all public hallways, stairwells, basements, and courtyards.
Egress Maintenance:
Keep all fire escapes, exit doors, entry vestibules, and hallways completely clear of debris, trash, and tenant property.
Safety Illumination:
Inspect common area lighting weekly; replace burnt bulbs immediately with LED upgrades to ensure safety and code compliance.
Security Verification:
Test front entry locks, intercom boxes, and verify that all self-closing fire/lobby doors close and latch fully. 2.
Monthly & Seasonal Maintenance NYC Heat Season Operations:
Operate and monitor the building's central heating/boiler system from October 1st through May 31st to strictly maintain HPD legal temperature minimums (68°F day / 62°F night).
Snow and Ice Removal:
Clear sidewalks, stoops, and frontages of snow and ice immediately following a storm, adhering strictly to NYC administrative time limits to avoid slip-and-fall liabilities. Integrated Pest Management (IPM): Coordinate access for contracted pest controllers. Independently seal small holes, cracks, and pipe penetrations inside apartments using HPD-compliant methods.
Safety Audits:
Test common area smoke and carbon monoxide detectors monthly. Check that all hallway fire extinguishers are fully charged and tagged. 3.
Turnover & On-Demand Repairs Apartment Turnovers:
Patch walls, scrape peeling paint, apply standard "Eggshell White" paint, secure loose floor transitions, and replace damaged plumbing or electrical fixtures between tenancies.
Minor Plumbing & Electrical:
Clear minor drain clogs, replace toilet flushometer valves, fix leaking faucets, and replace broken or painted-over electrical outlet covers.
Emergency Response:
Remain on-call or establish a clear coverage schedule for building emergencies (e.g., burst pipes, lockouts, no-heat complaints). 4. City Compliance & Vendor Coordination
HPD / DOB
Inspection Readiness:
Work alongside the management office to prepare units for city inspections. Actively resolve HPD violations within the required timeframes.
Window Guards:
Verify, install, and log window guard safety compliance in units.
Vendor Escort:
Provide basement, roof, and utility closet access to licensed utility technicians, boiler mechanics, or city inspectors, maintaining the office master keying matrix securely.
Pay:
$24.00 - $25.00 per hour
