Job Description

Maintenance Director Job Summary:
We are seeking a highly skilled and experienced Maintenance Director to join our team at Oklahoma Memory Care Institute (OMCI) in Tulsa, OK. As a Maintenance Director, you will be responsible for overseeing all maintenance operations, ensuring the cleanliness, safety, and efficiency of our facilities, grounds, and equipment. Responsibilities:
Lead, organize, manage, perform, and supervise all maintenance operations, including repairs, maintenance, and maintenance management. Develop and implement a comprehensive maintenance plan that is both corrective and preventative. Supervise a team of maintenance personnel, including recruitment, selection, training, and evaluation. Monitor and approve time records of maintenance personnel, and approve all overtime using established procedures and budgets. Establish and maintain a system of regular building, equipment, and grounds inspections to meet all federal, state, and local requirements. Analyze accidents and regularly search for patterns in injury reports to establish corrective procedures to reduce the potential for future accidents or hazards. Develop and recommend the maintenance budget, and then administer the approved budget, completing all required documentation. Maintain current drawings and engineering records describing the facility, equipment, and grounds. Develop, implement, and monitor an effective grounds maintenance program to ensure that the grounds are attractive and safe.
Requirements:
At least four years of experience in construction and/or property management, with a minimum of one year in a supervisory capacity. Demonstrate knowledge of construction codes, health and safety regulations, financial and management practices, purchasing, supervision and motivation of personnel, and state and local regulations regarding the maintenance of buildings and equipment. Hold and maintain a valid driver's license with no serious violations. Excellent leadership and organizational skills, with the ability to motivate and direct maintenance personnel. Excellent communication and interpersonal skills, with the ability to relate well with residents, staff, administration, and visitors. Ability to use computers for facility maintenance management software, word processing, data management, and telecommunications.
Working Conditions:
Work in a fast-paced environment with multiple priorities. Be available on weekends as needed and on call 24/7 for emergency response. Work in a variety of weather conditions and potentially hazardous environments. Use personal protective equipment (PPE) as required.
