SUMMARY OF JOB
Responsible for the complete operation and building maintenance in accordance with current applicable federal, state, and local requirements and according to Villa policies and procedures.
ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Oversees general and preventative maintenance of buildings and grounds.
  • Oversees operation and complete heating system and air conditioning system of building.
  • Oversees complete operation and maintenance of gas and electrical system.
  • Oversees all outside contractors and vendors in relationship to building mechanical maintenance.
  • Set up and maintain preventative maintenance programs for all related equipment.
  • Supervise maintenance employees
  • Make decisions pertaining to all phases of building maintenance.
  • Maintain updated records on state requirements regarding health and safety regulations, etc.
  • Handle all requisitions for maintenance supplies, equipment, etc.
  • Order and replace equipment, fixtures, etc. as related to the operation of the building.
  • Work closely with other departments in resolving building problems.
  • Maintain vacation schedules, work days and hours of all maintenance staff.
  • Work from a yearly budget for maintenance department.
  • Interview new hires and make final decision regarding choice.
  • Attend department head meetings and serve on in service committees
  • Rotate employees, as necessary, in order to keep constant flow of maintenance continuity.
  • Available by cell phone for emergency calls. Expected to be available for on-call 24 hours a day.
  • Perform other duties as assigned by Facility Director/Director of Operations.
  • Follows all local, state and federal regulations as they pertain to their position.
EDUCATIONAL REQUIREMENTS
  • Must hold a Bachelor's Degree; Master's Degree preferred
EXPERIENCE/KNOWLEDGE/SKILLS
  • Five (5) years mechanical related background
  • At least two (2) years of supervisory experience
PHYSICAL AND ENVIRONMENTAL REQUIREMENTS
  • Moderate, heavy physical effort o Lift/carry up to 30 lbs.
  • Frequent kneeling/crouching/reaching
  • Frequently stooping/bending
  • Frequently moves/lifts equipment and supplies
  • Frequently pushes carts/platforms/furniture/flatbeds
  • Ability to communicate verbally and in writing
  • Reading/seeing/requires far and near visual acuity, field vision and color vision to read written communications
Pay:
$80,000.00 - $100,000.00 per year
