Job Description

Job Overview - Director of Maintenance Goodman Properties is a commercial real estate development and management company based in Jenkintown, Pennsylvania. Our portfolio consists of primarily commercial properties located within southeastern Pennsylvania. As part of our operations in real estate management, our maintenance department conducts property inspections, utilizes a computerized work order system to drive property maintenance-related actions, and provides prompt response to issues that arise. We are currently seeking experienced candidates for our full-time, salaried Director of Maintenance position. The successful candidate is responsible for overseeing a high standard of productivity and responsiveness within the department. The Director of Maintenance will work primarily in the Goodman Properties office in Jenkintown, but will conduct property visits and attend off-site meetings as needed.
Director of Maintenance responsibilities include:
Overseeing the day-to-day operations of the department, including support and supervision of field and office team. Promptly assisting with resolving higher-level maintenance concerns using staff, contractor and tenant input. Utilizing prior knowledge and expertise to guide departmental responses to complex deficiencies, code compliance and other maintenance-related roles. Troubleshooting and acting as the technical advisor on complex building issues to assist in bringing problems to a prompt resolution. Acting as a guide and resource provider for staff during emergency events. This includes answering and responding to emergency messages after typical work hours. Reviewing inspection and service reports to identify deficiencies and initiate corrections. Ensuring departmental processes integrate with the needs and goals of other company departments. Reviewing existing operational procedures; identifying and executing opportunities for more efficient operations. Creating mutually beneficial relationships with existing and new vendors to ensure prompt, quality workmanship. Utilizing workflow systems (Yardi) to capture work orders, service contracts, property notes and other key details. Reviews scopes of work, accepts bids. Keeping accurate and organized records, documents and notes on each property in the portfolio.
Skills and Qualifications:
5+ years of experience leading teams in commercial property management and/or construction/trades management experience required. Working knowledge and experience in life safety systems (sprinkler/fire, etc.) and general building code. Ability to speak with various trade contractors/vendors and comprehend work or repairs being made. Ability to work both independently and within a team, in a fast-paced environment that requires self-initiative, flexibility, adaptability, responsiveness and follow-through. Excellent observational skills and attention to detail. Ability to make, communicate and implement reasoned decisions as appropriate and think clearly in emergency situations. Comfortable with making and taking calls and promptly responding to emails and texts. Strong general computer skills, including competency using the Microsoft Office software suite. Excellent organizational and prioritization skills, with the ability to focus on areas of greatest need. Ability to clearly and accurately present oral and written information. Demonstrated ability to develop and maintain effective and productive working relationships with fellow staff, tenants, contractors, township officials and other stakeholders. Strong interpersonal skills; friendly, professional, helpful and customer service oriented.
Basic Requirements:
Valid driver's license and ability to drive company vehicles. Availability to work a schedule that will occasionally include weekends and before/after normal hours; acts as essential personnel during emergency events. Ability to perform work in accordance with policies and procedures, and to adapt to change.
Starting Salary and Compensation:
$100-110K, based on experience, plus full benefits
