Director of Buildings and Grounds

QUALIFICATIONS:
Minimum of an Associates Degree, Bachelor's Degree preferred.
Minimum of 3 years of supervisory in Building and Grounds Maintenance and custodial experience.
Such alternatives to the above qualifications as the Board may find appropriate and acceptable.
Basic computer skills necessary.
Ability to work with persons, teams and committees.
Applicants must be capable of working in all building trades including carpentry, electrical, plumbing, welding, heating and ventilation systems, roofing and must be able to analyze all internal building system problems.
Must have management skills to supervise staff, prepare management reports and evaluation and have experience with working with union contracts.

To maintain the physical school plant and facilities in a condition of operating excellence, cleanliness, and safety, in order that full educational use may be made of them at all times, and to insure continuous compliance with all regulator acts, including A.D.A., O.S.H.A., Clean Air Act, Safe Water Drinking Act, A.H.E.R.A.
PERFORMANCE RESPONSIBILITIES
Supervises maintenance staff, custodians, summer workers, watchmen, grounds keepers, utility persons, secretary and any and all substitutes performing maintenance or custodial services.
Performs a significant role on behalf of the school district in the collective bargaining process and issues of policy matters with regard to overall responsibility for the comprehensive planning and scheduling of all maintenance, custodial, and repair requirements of the school district.
Establishes appropriate maintenance, grounds keeping, security, custodial, and vehicle and equipment requirements for each school building and facility; and establishes and administers appropriate schedules and procedures for same.
Coordinates the maintenance and cleaning of all building and grounds to insure cleanliness and safety.
Insures that standards consistent with all applicable laws are maintained.
Determined, establishes and prepares detailed specifications pertaining to supplies, materials, equipment, and local contract work.
Recommends purchases of necessary equipment and supplies.
Receives, stores and dispenses all maintenance and custodial materials, supplies and equipment.
Inspects all school buildings, grounds and installations on a regular basis to determine that high standards or workmanship, cleanliness, safety and security are maintained.
Conducts periodic inspection of all school facilities on a regular basis in order to identify any needed repairs in maintenance / custodial performances and to insure compliance with all safety codes.
Organizes and implements a program of preventive maintenance on district assets.
Keeps informed of the latest trends, developments, and products in the areas of maintenance, custodial services, repair and upkeep and encourages innovation and experimentation as appropriate.
Reviews on a regular basis, all Buildings and Grounds security precautions and procedures, and recommends additions, changes or reductions in service as appropriate.
Works with individual building principals in establishing emergency evacuation procedures for each school room and office.
Prepares and administers the budget for maintenance, custodial, grounds, supplies and equipment.
Coordinates insurance inspections and records necessary areas of concern as are assigned.
Assists in the supervision and inspection of the improvement and renovation work performed by outside contractors and verifies that the terms of all such contracts have been fulfilled before authorizing final payments.
Makes recommendations for the timely replacement of vehicles and equipment assigned to his supervision.
Establishes and maintains a coordinated inventory control program for all areas of the physical plane department.
Makes recommendations for the assignments, discipline and termination of employment of all personnel encompassed within his/her supervision.
Conduct meetings with the maintenance and custodial staff as needed for purposes of training.
Establishes and supervises summer cleaning program and schedules.
Schedules work routines for all employees assigned to his/her supervision.
Coordinates vacation schedules for all employees assigned to his/her supervision.
Inspects and maintains fire alarm systems and fire extinguishers on a regularly scheduled basis in accordance with local fire codes.
Supervises the igniting of pressure boilers and implements their operation in order to provide the necessary heat and hot water according to season outside temperature and demands.
Supervises the repairs, lubrications, and cleaning of all boiler, heating and air conditioning and refrigeration equipment.
Supervises the operation of the air conditioning plant and emergency generator.
Directs the preparation of playing fields, grounds and necessary facilities for athletics and other school activities, outside groups, and coordinate same with the Athletic Coordinator and/or building principals and maintenance and custodial staffs.
Assists the Secretary/Business Manager in conducting a comprehensive and detailed cost analysis program of departmental expenditures as a basis governing annual forecast of expenditure requirements.
Such other duties and responsibilities as may be assigned or deemed necessary on a regular basis of in emergency situations.
TERMS OF EMPLOYMENT
Twelve (12) month work year. Salary, benefits and work year to be established by the Board of School Directors.

Performance of this job will be evaluated in accordance with provisions of the Board's policy on Evaluation of Personnel.
