Schedule:
Monday - Friday, 7:00 AM - 4:00 PM (24/7 Emergency Readiness & Occasional evenings or weekends)
Requirements:
5+ years in commercial facility management, Class A property maintenance, or high-level technical/military engineering; strong background in commercial
HVAC/MEP
systems.

What You'll Do As the Facilities Maintenance Director, you serve as the technical authority and operational leader for a prestigious Class A commercial campus. In this role, the Maintenance Director balances direct, hands-on mechanical work with strategic administration and team management as our primary onsite Facilities Manager.
Hands-On Technical Execution:
Directly troubleshoot, service, and maintain critical MEP infrastructure, including chillers, boilers, RTUs, cooling towers, and coolant loops.
Administrative & Financial Leadership:
Manage vendor contracts (elevators, specialized equipment, landscaping), oversee sub-contracted labor, track budgets, and ensure cost-effective facility performance.
Client & Executive Relations:
Serve as the primary operational point of contact, delivering high-level transparency, facility condition reporting, and strategic planning.
Team Supervision:
As Facilities Maintenance Director, you will mentor, schedule, and lead a dedicated onsite team of 8-9 maintenance technicians to keep the campus in showroom-ready condition.
Strategic Collaboration:
Partner with the onsite Janitorial Manager to focus your time on technical infrastructure, vendor accountability, and mechanical reliability. What You Bring to the
Team Hands-On Technical Expertise:
Deep background in commercial mechanical systems (HVAC, chillers, boilers, RTUs, and hydronic/coolant loops) with the ability to perform complex mechanical tasks yourself.
Administrative Acumen:
Proven experience managing vendor contracts, negotiating sub-labor agreements, handling budgets, and building staff schedules.
Experience:
5+ years in commercial facility management, Class A property maintenance, or high-level technical/military engineering.
Communication:
Strong proactive skills as a Facilities Manager to interface confidently with building owners, executive leadership, and trade vendors.
