ABOUT THE ROLE

━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━ We manage a growing portfolio of commercial properties across the Southeast and need a proven, self-directed Maintenance Foreman to serve as our lead across daily operations and capital/tenant improvement (TI) projects. This is a multi-site, mobile role. You will travel between properties across our Southeast portfolio using your own vehicle (mileage reimbursed). You'll work independently in the field, direct helpers and subcontractors, and report directly to our Operations Manager at the end of each day. You won't be waiting on direction in the field — you'll be giving it.

REPORTING STRUCTURE

This position reports directly to the Operations Manager. You will work closely under his direction and guidance, check in daily to align on priorities, and be his right hand in the field. SERVICE AREA & TRAVEL REQUIREMENTS

━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━ Properties are located across the Southeast, including Cleveland TN, Chattanooga TN, Dalton GA, Rossville GA, Cartersville GA, and additional locations as our portfolio grows Daily travel between sites is expected and is a core part of this role Must have a reliable personal vehicle with a valid driver's license and clean driving record Mileage will be reimbursed per IRS standard mileage rate This is not a desk job or single-location position — if regular regional travel doesn't work for you, this role is not a fit ━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━

WHAT YOU'LL BE RESPONSIBLE FOR

━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━ Independently diagnose and repair HVAC, electrical, plumbing, and general building systems Serve as lead foreman on tenant improvement (TI) build-outs and capital improvement projects Direct helpers, crews, and subcontractors to keep projects on track Manage and prioritize multiple work orders and project tasks across multiple properties Read and execute from plans, scopes of work, and project specs Perform skilled trades work: carpentry, drywall, painting, flooring, and finish work Conduct property inspections and identify issues proactively Maintain safe, organized, code-compliant work environments Check in with the Operations Manager daily to report status, flag issues, and align on next priorities Assist with property upkeep, exterior maintenance, and curb appeal ━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━

WHO WE'RE LOOKING FOR

(Be honest with yourself) ━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━ You are the right candidate if: ✅ You have 5+ years of commercial maintenance or commercial construction experience (not residential) ✅ You have worked as a lead, foreman, or in-charge technician — not just a crew member ✅ You can independently troubleshoot HVAC, electrical, and plumbing — not just assist someone else doing it ✅ You've run tenant improvement projects, renovations, or multi-trade construction scopes ✅ You are comfortable traveling between job sites daily across a regional area ✅ You have a reliable personal vehicle and a clean driving record ✅ Saturday work is part of your normal routine and not a dealbreaker ✅ You communicate clearly and consistently — daily check-ins and accountability are second nature to you ✅ You are comfortable reading blueprints, scopes of work, and building specs ✅ You understand commercial building codes and safety standards ✅ Others describe you as reliable, highly skilled, and someone who takes ownership ━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━

PREFERRED QUALIFICATIONS

━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━ HVAC certification, electrical license, plumbing license, or other trade certification strongly preferred Prior foreman, lead tech, or site supervisor title in commercial maintenance or construction Experience with multi-tenant or investment properties Welding experience (MIG, TIG, or Stick) is a strong plus Familiarity with building codes, OSHA safety standards, and permit processes in TN and GA ━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━
