Maryville, TN Position Overview:
We are currently seeking an experienced and hands-on Operations Manage r to oversee day-to-day facility operations at Foothills Mall, a mixed-used retail center in Maryville, Tennessee. This role is key to ensuring that the mall remains clean, safe, fully operational, and welcoming for tenants and guests. The ideal candidate will have a strong background in building maintenance, vendor management, and operational planning, with the ability to lead a team and manage budgets effectively.Schedule:
Typical work schedule is Monday - Friday, 7:00 AM - 4:00 PM but must be available, based on property needs (special events, unforeseen maintenance issues etc.) to work weekends and additional weekday hours.Organizational Structure:
Reports directly to the General Manager Provides oversight and direction to additional maintenance and housekeeping staffResponsibilities:
Administer and directs tasks which ensure that all facilities are structurally sound, operationally efficient, well-maintained and safe. Develop long-range plans for upgrading or replacing electrical, mechanical, plumbing, and fire protection systems, and replacing utility infrastructure. Establish priorities for scheduled maintenance service and operations, oversees preventative maintenance programs for facility HVAC systems, and develop constructive relationships. Reduce the likelihood of significant disruption, assures around-the-clock responsiveness to emergency situations, developing contingency plans to respond to those needs and other conditions, coordinating with contracted services beyond the capabilities of the Maintenance Team. Advises General Manager and makes recommendations for maintenance, repair, improvement and/or replacement of facilities and mechanical structures, maintaining or repairing exterior building envelopes, and refurbishing building interiors. Ensure that contracted maintenance services are properly monitored to accommodate facilities' needs. Initiates and completes required service contracts with proper approvals. Ensure that the fleet of facility maintenance vehicles and equipment is operational and supports the needs of the department. Maintains operational safety on equipment i.e., floor machines and scissor lift along with the mall Security vehicle. Monitor and update the energy management software for Mall and Tenant HVAC requirements. Research and order needed items to make repairs to the facilities. Maintain maintenance and repair expenses within the established budget. Coordinate and schedule repairs with temporary tenants as assigned and when necessary.Minimum Qualifications:
High school diploma or GED required; vocational training or certifications in building systems, HVAC, or facilities management a plus. 3+ years of experience in facilities or operations management, ideally in a retail or commercial property setting. Working knowledge of commercial building systems including HVAC, plumbing, electrical, and commercial construction. Demonstrated supervisory experience with the ability to train and lead teams. Comfortable with physical tasks and working in various conditions, including outdoors and at heights. Proficient in email communication via Microsoft Outlook, and working knowledge of other MS products (Word, Excel), and digital maintenance systems. Strong organizational skills and the ability to multitask in a fast-paced environment. How toApply:
