In this role, you will oversee the repair, maintenance, and safety of all mechanical, electrical, plumbing, and HVAC systems within the property. Your leadership will drive efficient maintenance practices, uphold safety standards, and enhance resident satisfaction through proactive management and technical expertise. Duties Supervise and coordinate daily maintenance operations across all apartment community facilities, including mechanical systems, electrical wiring, plumbing, HVAC units, and safety equipment. Manage a team of maintenance technicians, providing guidance, training, and performance evaluations to foster a high-performing maintenance team. Oversee routine inspections and preventative maintenance schedules to ensure all systems operate efficiently and safely. Troubleshoot complex mechanical issues using schematics, engineering troubleshooting techniques, and diagnostic tools such as ohmmeters and programmable logic controllers (PLCs). Repair and maintain HVAC systems—including HVAC system repair—plumbing systems, electrical circuits (including high voltage and low voltage), and mechanical equipment in compliance with safety regulations. Utilize Computerized Maintenance Management Systems (CMMS) to track work orders, inventory levels, maintenance history, and scheduling. Ensure adherence to safety regulations by conducting regular safety audits, enforcing proper lockout/tagout procedures, and maintaining compliance with industry standards. Collaborate with property management to plan budgets for maintenance activities while managing facilities effectively within allocated resources. Requirements Proven management experience within residential settings. Must be HVAC certified. Strong mechanical knowledge with expertise in mechanical systems repair, electrical experience (including high voltage and low voltage), plumbing system maintenance and repair, HVAC system repair, and industrial maintenance practices. Familiarity with programmable logic controllers (PLCs), schematics interpretation, Ohmmeters, and engineering troubleshooting techniques. Experience managing facilities using CMMS platforms for work order tracking and inventory control. Knowledge of safety regulations related to electrical work (including high voltage), plumbing codes, HVAC standards, and general industrial safety protocols. Demonstrated leadership skills with the ability to motivate teams while managing multiple projects simultaneously. Excellent communication skills for clear documentation, reporting, and team coordination. Ability to interpret technical schematics and mechanical diagrams accurately. Project management skills with a focus on efficiency improvements and cost-effective solutions.
