Property Maintenance Manager Wood Drive Mobile Homes Channelview, TX Job Details Full-time $50,000 - $60,000 a year 1 day ago Qualifications Carpentry Spanish Electrical work English Property maintenance Driver's License Electrical systems Plumbing Driving HVAC Power tools Mechanical knowledge Full Job Description Job Summary We are seeking a highly skilled and experienced Property Maintenance Manager to lead our property management maintenance department . The successful candidate will be responsible for overseeing the maintenance and projects of all properties, ensuring operational efficiency, and managing a team of technicians. This role requires a strong background in either construction or maintenance and exceptional leadership skills. Key Responsibilities Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the properties by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Oversees and completes the "make-ready" process to prepare vacant homes for leasing and new move ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. Develops standards for the cleanliness and overall appearance of the community's grounds, amenities, building exteriors, market ready unit interiors, curbs, signage, central garbage areas, and other common areas to ensure that they reflect and represent the high quality of the community. Maintains adequate inventory of spare parts and maintenance materials and works with the owner to order supplies and tools as needed to stay within budgetary guidelines. Must be able to operate various maintenance tools including power tools, ladders and lifts This role is based on site and requires that the employee spend time outside with exposure to the elements May require working in confined spaces, heights and potentially hazardous areas Develop and implement preventative maintenance schedules and programs. Ensure all work is performed in compliance with safety regulations and company policies. Troubleshoot and resolve complex equipment and facility issues. Liaise with vendors and contractors for specialized projects. Maintain accurate records of all maintenance and repair activities.
Qualifications Minimum Requirements Experience:
A minimum of 7 years of equivalent experience in construction or maintenance. Valid drivers license - Required Must be US citizen Strong knowledge in mechanical, electrical, HVAC, plumbing, flooring, and carpentry work.
Language:
English and Spanish required
Salary:
The annual salary for this position is $50,000 to $60,000 depending on experience and certifications. Preferred Qualifications Certification or degree in a relevant technical field. Proven supervisory or leadership experience. Excellent problem-solving and communication skills.
