Maintenance Supervisor Residential Property Management Position Summary A growing residential property management company is seeking a hands-on, dependable Maintenance Supervisor to oversee maintenance operations for a mixed portfolio. This role is responsible for coordinating work orders, completing repairs, managing vendors, conducting inspections, overseeing make-readies, and ensuring residents and management receive timely updates. The ideal candidate is organized, responsive, solution-oriented, and able to manage multiple properties and competing priorities with limited supervision. Key Responsibilities Receive, review, prioritize, and manage residential maintenance work orders. Diagnose and complete general repairs involving HVAC, plumbing, electrical, appliances, drywall, painting, locks, doors, and other building systems. Determine whether repairs can be completed internally or require a licensed vendor. Schedule and coordinate vendors, contractors, inspections, and property access. Obtain multiple bids for major repairs and provide clear recommendations to management. Follow up on outstanding repairs, vendor proposals, invoices, and completion timelines. Keep work orders, notes, photos, estimates, and completion updates current in the property management system. Communicate professionally with residents regarding scheduling, access, repair status, delays, and completion. Conduct routine property inspections and identify maintenance, safety, and preventative maintenance needs. Complete move-out inspections and help coordinate unit turns and make-ready work. Verify vendor work is completed correctly and within the approved scope. Monitor vacant properties and confirm they are secure, clean, and ready for showings or move-in. Maintain an organized inventory of tools, supplies, filters, temporary equipment, and commonly used maintenance materials. Respond promptly to urgent and after-hours maintenance emergencies. Provide regular status reports to management regarding open work orders, major repairs, bids, property conditions, and unresolved issues. Help develop maintenance procedures and train future maintenance team members as the department grows. Qualifications Previous experience in residential property maintenance, apartment maintenance, facilities maintenance, or a related field. Working knowledge of HVAC, plumbing, electrical, appliances, carpentry, drywall, painting, and general repairs. Ability to troubleshoot problems and make sound repair recommendations. Strong organization, time-management, and follow-up skills. Ability to manage multiple work orders and properties at the same time. Professional communication skills when working with residents, vendors, owners, and office staff. Comfortable using mobile applications, email, photos, and property management software to document work. Ability to work independently while following company approval procedures. Valid driver's license, reliable transportation, and acceptable driving record required. Ability to lift equipment and supplies, climb ladders, use tools, and work indoors and outdoors in varying weather conditions. Preferred Qualifications Prior supervisory or lead maintenance experience. Experience coordinating vendors and reviewing repair estimates. Experience with AppFolio or similar property management software. HVAC certification or other relevant trade certifications. Experience overseeing apartment turns, make-readies, and preventative maintenance programs. Work Details Full-time position. On-call and after-hours emergency availability is required on a rotating or assigned basis. Position includes both hands-on repairs and administrative follow-up. Compensation is based on experience, certifications, and demonstrated capabilities. Ideal Candidate The successful candidate takes ownership of maintenance issues from initial report through final completion. This person communicates clearly, responds with urgency, documents their work, follows up without repeated reminders, and understands the importance of resident satisfaction, safety, cost control, and protecting the condition of each property.
