Khan Investment Properties, Inc. is seeking an experienced and highly skilled Lead Maintenance Supervisor to lead the maintenance operations at Pavilion at the Groves Apartments, one of Humble's premier apartment communities. Position Summary The Lead Maintenance Supervisor is responsible for the overall maintenance, repair, and physical condition of the community. This position leads the daily operations of the maintenance department, supervises a team of four, manages vendors, coordinates apartment turns, oversees preventative maintenance programs, and ensures all work is completed safely, efficiently, and to the highest standards. This is a working supervisor position. The successful candidate will spend the majority of their time performing hands-on maintenance while also providing leadership, coaching, scheduling, and quality control for the maintenance team. Leadership Responsibilities Supervise, mentor, and develop a team of four maintenance employees. Assign and prioritize daily work orders, preventative maintenance, and apartment turns. Ensure maintenance requests are completed promptly and professionally. Perform quality inspections of completed work. Train team members on safety procedures and best maintenance practices. Coordinate work performed by outside contractors and service vendors. Maintain inventory of maintenance supplies, equipment, and parts. Assist with budgeting and capital improvement projects. Work closely with the Property Manager to ensure operational excellence. Foster a positive, professional, and customer-focused team culture. Maintenance ResponsibilitiesHVAC (Primary Area of Expertise) Diagnose, troubleshoot, repair, and maintain residential HVAC systems. Perform preventive maintenance on all HVAC equipment. Replace compressors, motors, capacitors, contactors, thermostats, evaporator coils, and related components. Ensure all HVAC work complies with EPA regulations and industry standards. Plumbing Repair toilets, sinks, disposals, faucets, water heaters, valves, drains, and piping. Diagnose plumbing leaks and drainage issues. Electrical Troubleshoot and repair electrical systems. Replace outlets, switches, breakers, lighting fixtures, GFCIs, smoke detectors, and ceiling fans. General Maintenance Appliance repair and installation Drywall repair and texture matching Interior painting Carpentry and cabinetry repairs Flooring repairs Door and lock replacement Window repair Exterior lighting Preventative maintenance throughout the property Apartment Make-Readies Coordinate and complete apartment turns on schedule. Conduct move-in quality inspections. Ensure apartments meet company standards before resident occupancy. Grounds & Amenities Maintain exceptional curb appeal. Inspect buildings, roofs, stairways, sidewalks, parking areas, and common spaces. Help maintain community amenities and recreational areas. Ensure all amenity spaces remain clean, attractive, and fully operational. Emergency & On-Call Responsibilities Participate in an on-call rotation for after-hours emergencies. Respond to plumbing leaks, HVAC failures, electrical outages, storm damage, lockouts, and other emergency maintenance issues. Ensure resident emergencies are addressed promptly and professionally. Required Qualifications & Experience Minimum 5 years of multifamily apartment maintenance experience . Previous experience as a Lead Maintenance Technician, Maintenance Supervisor, or similar leadership role. Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, painting, and general building maintenance. Ability to troubleshoot maintenance issues independently. Required Certification EPA Universal HVAC Certification is required. Candidates without a current EPA certification will not be considered. Preferred Qualifications HVAC Certification Certified Apartment Maintenance Technician (CAMT) Certified Pool Operator (CPO) OSHA Safety Training What We're Looking For The ideal candidate is: A hands-on leader who enjoys mentoring others. Comfortable using maintenance software, mobile work order systems, and standard computer applications. Physical Requirements This position requires the ability to: Lift up to 75 pounds. Climb ladders and stairs. Frequently bend, kneel, squat, and crawl. Work indoors and outdoors in varying weather conditions. Safely operate power tools, ladders, and maintenance equipment.
