Position Summary NexCore Group, a leading real estate development company focused exclusively on development, acquisition, and management of healthcare real estate and senior living communities. We serve health systems, hospitals, physician groups, residents, and their families. NexCore Group is seeking a candidate to fill the position of Lead Building Engineer for our Katy, Texas Portfolio. This position will assist the Property Management team in the oversight of the mechanical operations of healthcare real estate properties in accordance with the standards and procedures of NexCore Properties. Key Responsibilities Provide day to day management of maintenance/facility functions including: Coordinate and oversee reconditioning and maintenance of equipment in a manner which ensures proper performance. Verify equipment operation and perform onsite routine maintenance checks. Maintain records of jobs performed, the affiliated billing charges, invoicing and hours worked. Recommend improvements, changes, or new techniques and procedures. Make emergency service calls on equipment and/or make arrangements coordinate prompt service work. Troubleshooting and managing the repairs needed for facilities, equipment, and systems, including mechanical, electrical, pneumatic, or hydraulic circuits (motors, pumps, compressors, boilers, chillers, and purified and domestic water systems) using manuals, SOPs, specifications, and other workplace aids. Review and make recommendations on required preventive maintenance procedures for process equipment and support utilities. Provide "On-Call" response to support plant operations during off-hours as required. Daily use of equipment manuals and drawings to troubleshoot problems. Manage and oversee customer service requests in a timely manner, through the Work Order system. Manage and oversee vendors and contractors to ensure project and tenant improvements meet Building Standards and Safety Requirements
  • this includes attending OAC meetings, coordinating shutdowns and other construction related issues, and filling out Job Hazard Analysis paperwork.
Work with the Property Manager to ensure all maintenance is performed to company standard with NexCore employees, union and non-union vendors and contractors. Create and modify Building Standards provided to contractors and architects as guidelines on building mechanical, door hardware specs, ceiling heights and cosmetic allowances on tenant improvements. Perform, direct and oversee maintenance on equipment serving critical lab environments and medical office buildings, primarily all mechanical, plumbing, electrical, HVAC, (steam, electrical, and hydronic systems), door hardware and low and medium pressure steam on all other tenant specific equipment. Ensure all regulatory and mandatory inspections are completed and logged, including fire sprinkler, fire alarm, fire extinguishers, DAS System, DI water, hydronic heating water, pressure vessels, ADFA doors, elevators, roof and tie off points, confined spaces, and emergency procedures. Keep current the tabbed Emergency Building Binder for: emergency contacts, all mechanical shut-off locations (including interior and exterior devices), all key-pad codes, locations of all equipment, passwords critical to the use of all computers and air handlers, and any other pertinent information that may arise during the day-to-day operations of the building. Work with Asset Manager to create annual budgets and forecasts for capital budgets and operational budgets for the operations, longevity of the building, including, but not limited to: HVAC, electrical, mechanical, steam and building envelopes. Knowledge of or ability to learn how to de-energize/re-energize steam systems. Capable of working with various Building Automation Systems Gather bids and prepare estimates for costs of various jobs, including Capital Jobs Coordinate activities with other trade areas, project manager or outside contractors Skills, Knowledge, and Expertise High School Diploma or GED
  • Required 5+ years general maintenance mechanic experience or equivalent combination of training and experience, or A.S./A.A. and/or HVAC certification
  • Required 5+ years experience with general utility systems, boilers, electrical, HVAC, and refrigeration systems
  • Preferred Strong understanding of standard operating procedures Knowledge of general OSHA safety requirements Read blueprints and electrical schemes Ability to build working relationships and establish rapport, professional relationships to gain and retain trust of internal and external customers, tenants, owners, and coworkers Strong mechanical aptitude Familiar working with Computerized Maintenance Management Systems to schedule and document work performed Basic electrical troubleshooting skills Strong verbal and oral communication skills Self-starter and positive attitude A.
S/A.A. and/or HVAC Certification
