Job Description

Lead Maintenance Technician Position Summary:
The role of a Lead Maintenance is to perform service requests, grounds maintenance tasks, and maintain the physical and mechanical integrity of the property at all times. 100% accountability for all maintenance needs and conditions of the property. Resident-focused, ensuring superior service and outstanding customer care. Coordinate and supervise all other maintenance personnel under the direction of the property manager. Maintain professional attitude and appearance at all times. On-call for emergencies after regular working hours, alternating "on call" times with other maintenance personnel. Reliable transportation required for occasional errands.
Duties:
Prompt and courteous handling of all resident service requests. Maintenance of vacant apartments according to schedule. Conduct inspections of each unit every 90 days. Continually walk property to remove trash. Advise immediate supervisor of any needed repairs. Maintain inventory of tools, equipment, parts, and supplies. Develop and implement preventative maintenance programs. Maintain neat, orderly, and safe workshop/storage areas. Supervise maintenance staff, porters, grounds crew, and outside contractors. Keep up to date with technical advances in the maintenance industry. Supervise and aid in the maintenance of common areas and grounds. Maintain and repair heating equipment, electrical panels, pools, appliances, plumbing, carpentry, air conditioning equipment, and lawn care.
Knowledge and Skills:
Safe use and maintenance of hand tools, power tools, moving equipment, and mechanical equipment. Knowledge of state and federal regulations relating to waste disposal, hazardous chemical handling, and city codes and standards.
Requirements:
